Next Month's Nationwide Sale of 45,000 Houses 'Big Event'... 40% Released in Gyeonggi
[Asia Economy Reporter Tae-min Ryu] Next month, a "big market" is expected to open with more than 45,000 housing units supplied nationwide in the pre-sale market.
According to Real Today, a real estate research firm, the scheduled general pre-sale volume nationwide next month is 45,495 units. Among these, Gyeonggi Province alone plans to supply 17,193 units, accounting for about 40% of the national volume.
By region, in the southern part of Gyeonggi, 12,609 units, which is 73.34% of the total, will be supplied. In the northern part, about 4,584 units, or 26.66%, are planned for supply. The units supplied in the southern region will come through redevelopment, reconstruction, and urban development projects, while the northern region includes pre-sale units from the 3rd New Town project.
Analyzing the first-priority subscription competition rates over the past five years based on data from the Korea Real Estate Board, in 2017, 57,665 units were recruited with 355,892 applicants, recording a competition rate of 6.17 to 1. ▲2018 saw 11.27 to 1 (47,461 units, 534,917 applicants) ▲2019 had 11.53 to 1 (40,863 units, 471,084 applicants) ▲2020 recorded 28.33 to 1 (54,960 units, 1,557,018 applicants) ▲2021 had 26.97 to 1 (36,620 units, 988,175 applicants).
Last year, the nationwide highest competition rate was recorded at an average of 809.1 to 1 with ‘Dongtan 2 New Town Dongtan Station Dietre’, and ‘Hillstate Chowol Station’ supplied by Hyundai Engineering also recorded a high competition rate of 33.5 to 1 with 36,795 applications for 1,097 units.
In Uijeongbu, DL E&C’s ‘e-Pyeonhansesang Singok Park Prime’ attracted 2,579 applicants for 314 units (excluding special supply), recording an average competition rate of 8.2 to 1 and a highest of 13.5 to 1. Most other complexes also closed within the first priority subscription.
DL Construction will supply ‘e-Pyeonhansesang Anseong Granluce’ in the 5BL (block) area of Dangwang District, Dangwang-dong, Anseong City, Gyeonggi Province. This is the first ‘e-Pyeonhansesang’ brand apartment supplied in Anseong City and DL Construction’s first project of the year.
The complex consists of 10 buildings, ranging from 2 basement floors to 29 floors above ground, totaling 1,370 units. By exclusive area, it includes ▲67㎡A 83 units ▲67㎡B 80 units ▲84㎡A 565 units ▲84㎡B 302 units ▲108㎡ 143 units ▲116㎡ 197 units. It features mid-to-large sized lottery units (108㎡ and 116㎡), which have been rarely supplied recently in Anseong City.
Ilsin Construction plans to supply ‘Pyeongtaek Hwayang Humanville First City’ in Block 7-1 of Hwayang District, Pyeongtaek City, Gyeonggi Province. The complex consists of 1,468 units ranging from 59㎡ to 84㎡, with 2 basement floors and 29 floors above ground.
