View original image[Asia Economy Reporter Kangwook Cho] Korea Land and Housing Corporation (LH) announced on the 21st that it will supply two parcels of self-sufficient facility sites in Misa Riverside City, Hanam, Gyeonggi Province, through a competitive bidding process.
'Self-sufficient facility sites' refer to land whose scope of urban support facility sites has been expanded to include knowledge industry centers and venture business complex facilities to revitalize the city.
The two self-sufficient facility sites (Self-sufficient 8-1, 8-2 blocks) being supplied this time are approximately 34,000㎡ in size, with a planned supply price of 17.75 million to 19.93 million KRW per 3.3㎡.
Building restrictions include a building coverage ratio of 60% or less, a floor area ratio of 500% or less, and a maximum of 10 floors. They are located within the U2 zone where knowledge industry centers can be built, and various facilities such as venture business complex facilities, medical facilities, broadcasting and communication facilities, and educational research facilities can be installed in addition to urban-type factories.
The supply method is general competitive bidding, and the eligibility to apply is for real demanders who wish to use the site for purposes (U2 zone) that comply with the district unit plan implementation guidelines, such as knowledge industry centers, urban-type factories, venture business complex facilities, medical facilities, and broadcasting and communication facilities.
The payment method is a two-year interest-bearing equal installment payment. After paying a 10% deposit, the remaining balance is paid in four installments every six months. If a lump-sum payment is desired, after paying a 10% deposit, 40% must be paid within one month and 50% within two months.
The supply schedule is as follows: △ Bidding (December 8, 10:00 AM to 4:00 PM) △ Bid opening (December 9, 4:30 PM) △ Winner announcement (December 8, after 6:00 PM), and the winner contract signing will take place from December 13 to 17.

Hanam Misa Riverside City is a large-scale public housing district of 5,679,000㎡ with a capacity of about 92,000 people. It is within 20 minutes to Gangnam and close to Olympic-daero, Seoul Ring Expressway, and Jungbu Expressway. Misa Station on Subway Line 5 is located here, and Subway Line 9 is scheduled to open in the future, providing excellent transportation conditions. The project area boasts abundant demand, including about 38,000 households within the district and the influx of surrounding workers.
