First Groundbreaking of the Nation's First Urban Regeneration Pilot Project 'Goyang Seongsa Innovation District'

View original image[Asia Economy Reporter La Young-cheol] The project for the ‘Goyang Seongsa Urban Regeneration Innovation District (around 394 Seongsa-dong, Goyang City),’ selected as the first national pilot district for urban regeneration innovation, is set to kick off in earnest.
Goyang City announced on the 16th, "Since being selected as the first national pilot district in December 2019, we have completed administrative procedures such as integrated review and approval of changes to the implementation plan, and will begin construction faster than any other pilot district."
According to the city, corporations with more than 50% investment from the public sector (local governments, public institutions, local corporations), including the Housing and Urban Fund, will implement the project alone or jointly to create a complex hub combining residential, industrial, administrative, and living SOC functions in the ‘Goyang Seongsa Urban Regeneration Innovation District.’
The innovation district will include video and bio-industry facilities (total floor area 25,884㎡) to create local jobs, a 360-space building-type public parking lot, and commercial and retail facilities (total floor area 15,377㎡) to revitalize the local commercial district.
Additionally, 218 housing units will be supplied, including 118 small rental apartments for youth and newlyweds and 100 sale apartments, along with national and public daycare centers and a community health center.
All buildings will apply standards such as energy efficiency grade 1 or higher, green building certification, and Barrier-Free (BF) certification for an obstacle-free living environment.

The Goyang Seongsa project has a total budget of 281.3 billion KRW and covers a total area of 99,836㎡, with completion scheduled for the second half of 2024.
