First Project Site Selected After Autonomous Districts Switch to Continuous Application
[Asia Economy Reporter Kim Hye-min] Seoul City has selected three sites for the 'Transit Station Area Revitalization Project' for the first time since switching to a continuous application system. The target areas are around Samyang Sageori Station in Gangbuk-gu, Gongdeok Station in Mapo-gu, and Dunchon-dong Station in Gangdong-gu, with a total of 351 households to be supplied.
On the 16th, Seoul City announced that after holding a selection committee for the sites continuously received through the 25 autonomous districts, these areas were selected as targets for the Transit Station Area Revitalization Project.
This project involves upgrading the land use zone of transit station area land that meets location requirements from residential to commercial zones, etc., increasing the floor area ratio, and expanding 50% of the increased floor area ratio into necessary local living service facilities and public rental facilities. Private developers can enhance project profitability, while the public sector can expand facilities needed in the area.
The three new project sites were the first selected since Seoul City improved the application method in July this year to allow private developers to apply at any time. A Seoul City official explained the selection reason, saying, "These are areas where response is needed due to new station establishment or large-scale residential complex introduction, or where commercial and business functions need strengthening and street revitalization is necessary."
The area around Samyang Sageori Station in Gangbuk-gu is a region where the spatial hierarchy was upgraded as the Samyang district center in the '2030 Seoul Living Area Plan,' requiring the development of residential support functions and public service functions. Accordingly, neighborhood living facilities will be placed on the lower floors, and public pedestrian passages will be installed to induce commercial and street revitalization. Considering the high floating population and the influx of 3-4 person households with young children, 133 housing units will be supplied, and public sports facilities will be expanded.
The area around Gongdeok Station in Mapo-gu is planned to be used to promote startup support and local industry revitalization by utilizing the industrial and content capabilities owned by affiliates related to the project owner even after future development. A complex cultural experience space will be expanded as a necessary local facility.
The area around Dunchon-dong Station in Gangdong-gu is adjacent to the Dunchon Jugong reconstruction complex, where 12,000 households will move in by 2024, and is an area requiring expansion of living SOC (Social Overhead Capital). On this site, 137 small to medium-sized housing units will be supplied along with resident convenience facilities. Additionally, public rental commercial spaces will be created to promote coexistence with surrounding commercial districts such as Dunchon Station traditional market while preventing gentrification.
According to the plans proposed by the private project entities of these sites, a total of 351 new housing units will be supplied. Long-term lease housing will also be supplied with 144 units. The next selection committee is scheduled to be held in December.

Choi Jin-seok, Director of the Seoul City Urban Planning Bureau, said, "As various living infrastructures are expanded in transit station areas, citizens will be able to feel tangible changes," and added, "It is expected to achieve regional balanced development effects through the designation of commercial areas in relatively underdeveloped non-Gangnam areas."
