"Even the Villa Basement Jeonse Room" ... Average Deposit Surpasses 100 Million Won
Seocho-gu, Highest Among Autonomous Districts with an Average of 174.34 Million KRW
[Asia Economy Reporter Onyu Lim] This year, the average jeonse deposit for basement floors of villas (row houses and multi-family houses) in Seoul has surpassed 100 million KRW.
On the 8th, real estate platform Dabang analyzed the jeonse deposits of villa basement floors under 60㎡ (exclusive area) traded in Seoul based on actual transaction data from the Ministry of Land, Infrastructure and Transport. The average this year was recorded at 100.435 million KRW.
The average jeonse deposit for Seoul villa basement floors was ▲78.01 million KRW in 2017 ▲88.14 million KRW in 2018 ▲88.91 million KRW in 2019 ▲95.07 million KRW last year, and this year it has surpassed 100 million KRW.
A Dabang official stated, "Basement residences including semi-basements are considered to have very poor living conditions along with rooftop rooms," adding, "This is the first time since the Ministry of Land started compiling related actual transaction prices in 2011 that the average jeonse deposit for Seoul villa basement floors has exceeded 100 million KRW." They further noted, "It appears that the jeonse deposits for villa basement floors, which are vulnerable housing facilities, have also risen due to the recent sharp increase in housing prices and jeonse and monthly rent prices."
The area with the highest average jeonse deposit for villa basement floors in Seoul this year was Seocho-gu (174.34 million KRW), followed by Gangnam-gu (107.73 million KRW), Jongno-gu (160.31 million KRW), Yongsan-gu (143.87 million KRW), Yeongdeungpo-gu (132.14 million KRW), and Jung-gu (130 million KRW).

Among villa basement floors, a 59.87㎡ unit in Buam-dong, Jongno-gu was leased for 400 million KRW this year, marking the highest deposit. A 41.76㎡ basement villa in Itaewon-dong, Yongsan-gu was leased for 380 million KRW, and a 59.36㎡ basement unit in Bukahyeon-dong, Seodaemun-gu was leased for 350 million KRW, both exceeding the average. The area with the lowest average jeonse deposit for villa basement floors in Seoul was Dobong-gu (70.89 million KRW).
