Yongin City Raises Apartment Floor Area Ratio to 300% in Residential Development Zones... Establishes Special Remodeling Provisions
[Asia Economy Reporter Dongwoo Lee] From now on, when remodeling apartment complexes within residential development districts in Yongin City, Gyeonggi Province, the floor area ratio (FAR) will be increased up to a maximum of 300%.
Yongin City announced on the 19th that it has officially notified the amendment to the district unit plan for residential development districts reflecting this content.
The applicable areas are the third-class general residential zones within 18 residential development districts in the Cheoin, Suji, and Giheung districts of Yongin City.
The current remodeling-allowed FAR for apartments in these residential districts is set between 170% and 210%, but with this district unit plan amendment, the FAR has been raised to 300%.
Apartment complexes within the residential districts can now apply the general area FAR of 290% as stipulated in the Yongin City Urban Planning Ordinance, plus an additional 10% FAR relaxation rate according to the Green Building Creation Support Act and the Building Act. This figure is higher than the FAR of 280% in Suwon and Seongnam.
Yongin City expects that the apartment maintenance projects in aging residential districts, which had difficulty proceeding with remodeling due to low FAR limiting the increase in the number of households and expansion of residential exclusive area, will be revitalized.
According to the Housing Act, remodeling of apartment complexes targets those that have passed 15 years since their approval for use, allowing extensions within 30% of the residential exclusive area (up to 40% for units under 85㎡) and within 15% of the existing number of households.
