Yeongdeungpo Station Area Red-Light District Redevelopment Enters Main Track

[Asia Economy Reporter Jongil Park] Yeongdeungpo-gu (District Mayor Chae Hyun-il) announced on the 10th the decision and official notice of the "Yeongdeungpo Urban Redevelopment Plan for the Urban Railway Station Area" to revitalize the prostitution district in front of Yeongdeungpo Station.
The designated redevelopment area, Yeongdeungpo-dong 4-ga 431-6 (23,094㎡), has long been home to deteriorated buildings and prostitution-related facilities that detract from the urban aesthetics and safety, leading to continuous requests from residents for improvement.
Since the start of the 7th local government administration in 2018, the district has formed and operated a Task Force on Harmful Businesses in the Living Environment in cooperation with the police station and fire station, actively initiating environmental improvements in the area.
In January 2020, alongside the announcement of the plan to develop the jjokbangchon (tiny room village), the district reestablished the redevelopment plan for this area and held a public inspection and residents' briefing session in November of the same year, marking the beginning of changes in the prostitution district.
After the public inspection period ended, the district completed the final redevelopment plan and area designation in the first half of this year as originally planned, following opinions from the district council and review by the Seoul Metropolitan Urban Planning Committee.
This redevelopment plan includes high-density mixed-use development combining commercial, office, and residential functions to strengthen the centrality of Yeongdeungpo's downtown. Residential facilities such as 993 apartment units and 477 officetel units, along with office and retail spaces, are planned. Building heights are permitted up to 150 meters, and the maximum floor area ratio is allowed up to 700%.
This plan will serve as a guideline for establishing business plans for future project implementation approvals. Detailed development uses and density plans will be finalized through resident proposals.
To ensure smooth project progress, the district announced it will form governance including resident representatives, urban planning, and administrative experts, and will provide continuous support for the project's success.
