Large-scale Apartment Complexes: 4 Complexes ... Accommodating Over 7,500 Households and 22,000 Residents

View original image[Asia Economy Yeongnam Reporting Headquarters Reporter Lee Sang-hyun] Gimhae City, Gyeongnam Province, announced on the 2nd that the Juchon Seoncheon District urban development project was completed 17 years after the project application.
This project is a large-scale urban development project developing a site of 1,345,323㎡ (406,960 pyeong) in Seonji and Cheongok-ri, Juchon-myeon, and Pungyu-dong, with an investment of 389.9 billion KRW. The Juchon Seoncheon District Urban Development Project Association promoted it through a land readjustment method. The population capacity reaches about 22,000 people and about 7,500 households.
Looking at the distribution by total area, detached houses, multi-family housing, semi-residential, and commercial land were developed into 1,199 lots covering 852,035㎡. There is 1 lot of market land of 28,898㎡, 3 lots of school land totaling 36,168㎡, and 2 lots of public office land totaling 2,500㎡.
In particular, urban infrastructure land includes roads totaling 27,506m, parks and buffer green spaces of 89,587㎡, retention basins of 20,000㎡, and water supply and sewage facilities, totaling 425,722㎡, which is more than 30% of the total area.
Large-scale apartments in the Juchon Seoncheon District are planned as 4 complexes; currently, 2 complexes have completed occupancy, and the remaining 2 complexes are under construction.
Regarding the population increase trend in Juchon-myeon, in December 2017, before the apartment occupancy in the Seoncheon District, 3,206 people resided there. After the apartment occupancy began, currently 18,249 people live there, indicating that the urban development project contributed to the regional population increase.
After the completion of the Juchon Seoncheon District, with the additional occupancy of 2 apartment complexes and the completion of detached housing construction development, the population of Juchon-myeon will increase to 26,100 people (9,330 households). With the completion of the urban development project, all public facilities such as roads and parks will be donated and transferred to Gimhae City.
The association donated an additional 2,500㎡ of public office land and 1,419㎡ of parking lot land beyond the existing donated public facilities for social contribution. The city plans to develop these lands into the Juchon-myeon Administrative Welfare Center and public parking lots to provide services to citizens.

A Gimhae City official said, "Although there were many trials, errors, and difficulties during the long project implementation process, we are pleased to have overcome these challenges and completed the project. We hope that the Juchon Seoncheon District will establish itself as the largest new town in Gimhae."
