In 2014, a somewhat unfamiliar income-generating real estate product called 'Section Office' appeared in the Magok District of Gangseo-gu, Seoul. Unlike traditional officetels, this workspace utilizes movable walls to divide or combine spaces into various sizes. Since it is not about purchasing pre-divided spaces but rather leasing according to business needs, it was evaluated as having low initial investment costs and high work concentration.
The person who introduced the Section Office in Magok District is Kim Jegwan (48, pictured), CEO of Roome Development. CEO Kim is unveiling an evolved Section Office product once again in Eunpyeong New Town. It is called 'Park N Tower,' a workspace complex with various functions. Located at 36 Jingwan 3-ro, Eunpyeong-gu, Park N Tower has a total floor area of approximately 17,483㎡ and includes office facilities, educational and research facilities, and sports facilities.
CEO Kim described Park N Tower as "an office building with terraces" and "a nature-friendly building that could be mistaken for a condominium in the forest." He added, "We plan to maximize the location adjacent to Imalsan Mountain and Jingwan Neighborhood Park to create a work environment where you can enjoy the scent of the forest and the sound of birds." Park N Tower is about 250 meters from Gupabal Station on Subway Line 3, allowing connection to downtown within 20 minutes.
The building is designed with two blocks for office and educational facilities. He explained, "Considering the large number of young people and high educational enthusiasm, but the lack of academy facilities in Eunpyeong New Town." In fact, the complex is expected to house 'Rise Global,' the number one market share holder in American textbooks, operating an English kindergarten.
The arrangement of sports facilities reflecting resident demand is also notable. According to CEO Kim, this is based on a demand survey conducted by visiting about 30 real estate agencies within Eunpyeong New Town. The bowling alley, with 18 lanes, is the largest in Eunpyeong-gu.
Park N Tower will lease Section Offices on 10 floors above ground, totaling 175 units. He expressed confidence in the continuous 'sell-out' of Section Offices, saying, "Since these are compact offices arranged without separate spaces like pantries or reception rooms, rental fees can be reduced." CEO Kim expects that "the thirst for office and educational facilities in Eunpyeong New Town will be quenched by Park N Tower," and that "it will simultaneously satisfy the quality of life for local residents and the needs of investors."
