Knowledge Industry Center in New Town Gaining Attention for Prime Location

It is analyzed that they are receiving differentiated value evaluations due to anticipated development benefits in various fields including transportation and their pleasant environments.
According to the Korea Industrial Complex Corporation on the 9th, 32 knowledge industry centers were newly established or approved for changes in the third quarter of last year. This is a significant increase from 18 centers in the same period the previous year, marking an all-time high. The expected building area reaches 1,573,325㎡.
As supply has surged like this, knowledge industry centers are also changing to enhance competitiveness. The most representative change is in location conditions. Until now, knowledge industry centers were typically established in old downtown areas where office facilities are concentrated or near industrial complexes. This was based on the judgment that minimizing the movement lines for companies’ work is important considering the product characteristics.
However, recently, supply has been concentrated in emerging residential areas representing the region. Newly formed residential complexes such as new towns are characterized by various transportation developments being promoted and abundant green spaces that are close to nature. It is analyzed that they have secured differentiated competitiveness from the past by allowing both convenient accessibility and a pleasant working environment. This is a factor that increases the preference of rapidly growing advanced companies and continues to drive success in the sales market.
‘Hyundai Premier Campus,’ which was sold in June last year in Jingeon District, Dasan New Town, Namyangju, Gyeonggi Province, succeeded in selling out within three months despite being a large-scale complex. It is analyzed that the location value of Dasan New Town along with excellent accessibility to Seoul were highly evaluated. Earlier, in 2018, Daelim Industrial’s ‘D1 City’ launched in Gimpo Hangang New Town also achieved a sell-out amid high interest. As a complex knowledge industry center equipped with knowledge industry centers, commercial facilities, and dormitories, its proximity to Yangchon Station on the Gimpo Urban Railway, a station area, attracted attention.
This year, knowledge industry center sales around new towns are ongoing. In Doan New Town, Yuseong-gu, Daejeon, SGC E-Tech Construction is selling ‘Doan The Live Signature.’ Located in Bokyong-dong, Yuseong-gu, Daejeon Metropolitan City, it has a total floor area of 99,551m² and consists of △385 factory (office type) units △204 dormitory units △192 commercial facility units. Doan New Town, where the complex is located, is the largest in Daejeon and is a second-phase new town developed in the southwest, attracting attention as a core residential area of Daejeon accommodating 150,000 people and about 59,000 households. It currently houses public institutions such as the Road Traffic Authority, Korea Land and Housing Corporation, and National Health Insurance Corporation, and has various living infrastructures including Homeplus, CGV cinema, and Konyang University Hospital. Along with this, transportation development benefits are also anticipated, such as the planned ‘Daejeon Line 2 Tram,’ the 10th opening of Doan-daero (under construction), and the establishment of Honam Expressway Hyeonchungwon IC. The commercial facilities within ‘Doan The Live Signature’ are designed as street-type structures maximizing customer accessibility. Street-type commercial areas are characterized by a high sense of openness as they are lined up along the sidewalk.
In Gimpo Hangang New Town, ‘Hangang New Town D1 City Signature’ constructed by Halla is currently on sale. It is located at Yangchon Station (D1 City Station) on the Gimpo Urban Railway and has secured various transportation networks including a complex transfer center, Gimpo International Airport, Incheon International Airport, and Incheon Port. Recently, projects such as the extension of the Gimpo Gold Line to Incheon (Gimpo Yangchon~Incheon Seo-gu Oryu-dong), the extension of Line 5 to Gimpo (Banghwa~Gimpo), and the GTX-D line are underway. Located in Gurae-dong, Gimpo-si, Gyeonggi Province, it has a total floor area of 65,012㎡ and consists of 613 knowledge industry center units and 97 commercial facility units.
In Gwanggyo New Town, Suwon, ‘Signature Gwanggyo’ constructed by Hanwha Construction is on sale. Gwanggyo New Town is noted for having the highest green space ratio among new towns nationwide. Sanghyeon Station on the Shinbundang Line is within walking distance, and it takes about 30 minutes to reach Gangnam Station. The Shinbundang Line extension to Sinsa Station is scheduled to open in 2022, and the extension project for the Homaesil section is planned to start construction in 2023. The complex is located in Block 14-1 of the Gwanggyo Residential Development District’s urban support facility site, with a total floor area of 60,795㎡, and includes knowledge industry centers and neighborhood living facilities.

In Godeok New Town, Pyeongtaek, Yojin Construction Industry is selling ‘Godeok STV.’ It is built on Block 18 of the urban support facility in the Godeok Internationalization Planning District, Pyeongtaek-si, Gyeonggi Province, with a total floor area of 88,741㎡. It is the largest in Pyeongtaek with a total of 750 units, consisting of 696 knowledge industry center units and 54 commercial facility units. The Samsung Electronics Pyeongtaek Campus is located nearby, and the SRT and Line 1 are adjacent, making travel to other cities convenient.
