Construction of a Super High-Rise Mixed-Use Residential and Commercial Town along Cheonho-daero, Gangdong-gu
Seongnae 5 District, Construction of a 42-Story Mixed-Use Building and Seongnae 2-dong Community Center Complex... Balanced Development Between Cheonho-dong and Seongnae-dong Through Seongnae 3 to 5 Districts and C3 Station Area Revitalization Project
[Asia Economy Reporter Jong-il Park] Gangdong-gu (Mayor Lee Jeong-hoon) has approved and announced the project implementation plan for the Seongnae 5 Redevelopment Promotion Zone urban maintenance-type redevelopment project within the Cheonho·Seongnae Redevelopment Promotion District.
The Seongnae 5 Redevelopment Promotion Zone urban maintenance-type redevelopment project includes a redevelopment promotion plan that involves the donation of a public office building, which was amended and announced on March 26, 2020 (Seoul Metropolitan Government Notice No. 2020-124).
Subsequently, on July 28 of last year, all procedures including the review by the Seoul Metropolitan Architecture Committee were completed, and the project implementation plan was approved on December 24, 2020.
Located between Cheonho Station and Gangdong Station on Subway Line 5, the Seongnae 5 Redevelopment Promotion Zone will be reborn as a residential-commercial complex building with 7 basement floors and 42 above-ground floors upon completion in 2024.
Along with this, the public office building (Seongnae 2-dong Community Center Complex) prepared through public-private cooperation will be donated, and the Seongnae 2-dong Community Center will relocate to this site.
The Seongnae 2-dong Community Center Complex will be located on part of the 2 basement floors to part of the 2 above-ground floors (total floor area 5,641.1㎡) within the 42-story residential-commercial complex building (total floor area 74,549.9㎡), and a publicly accessible open space will be established at the front of the public office building to secure sufficient open space for residents.
Also, the Seongnae 3 Redevelopment Promotion Zone, located right next to Cheonho Station, began construction last year aiming for completion in 2024, consisting of a 45-story residential-commercial complex building (total floor area 69,709.7㎡).
The C3 Special Planning Zone (partial) within the Cheonho District Unit Planning Zone adjacent to the Seongnae 5 Redevelopment Promotion Zone has also been selected for the Seoul Metropolitan Station Area Revitalization Project, and with the consent rate of landowners met, an urban maintenance-type redevelopment project will be promoted.

Lee Jeong-hoon, Mayor of Gangdong-gu, said, “Through the complex development connecting Seongnae 3 Zone, Seongnae 5 Zone, and the C3 Special Planning Zone, the Seongnae-dong area along Cheonho-daero will be transformed into a central commercial district along with Cheonho-dong. We expect Seongnae-dong and Cheonho-dong to be reborn as the true commercial and business centers of Gangdong-gu.”
