'ePyeonhan Sesang' to Open in Non-Regulated Area Gapyeong... Sales Start January Next Year
[Asia Economy Reporter Onyu Lim] Daelim Industrial announced on the 9th that it will offer for sale ‘e-Pyeonhansesang Gapyeong First One,’ located in 480 Daegok-ri, Gapyeong-eup, Gapyeong-gun, Gyeonggi-do, starting January next year. This complex consists of 4 buildings ranging from 3 basement floors to a maximum of 27 floors above ground, with a total of 472 households sized between 59 and 84㎡ (exclusive area). It is composed of small to medium-sized units favored by buyers: ▲59㎡ 98 units ▲74㎡A 41 units ▲74㎡B 67 units ▲74㎡C 71 units ▲84㎡A 169 units ▲84㎡B 26 units. As the first large construction company brand apartment in Gapyeong, the innovative residential platform ‘C2 House’ of ‘e-Pyeonhansesang’ is also being applied for the first time, attracting high expectations from buyers.
◆ Gapyeong-gun, a non-regulated area in the metropolitan area, relatively free from subscription and loan regulations
The government designated most areas in the metropolitan area as regulated zones through the June 17 real estate measures. In regulated zones, the loan-to-value ratio (LTV) is reduced to a maximum of 50%. Homeowners with one house must dispose of their existing home within six months when purchasing a new home and must move into the new house. Also, resale of pre-sale rights is restricted until the maximum ownership registration.
On the other hand, Gapyeong-gun, where e-Pyeonhansesang Gapyeong First One is located, is a non-regulated area in the metropolitan area, offering the advantage of being relatively free from subscription and loan regulations. Loans up to 70% of the house price are possible, and even multi-homeowners can obtain loans when purchasing a house. If the subscription savings account has been held for more than one year, not only the head of the household but also household members qualify for first priority, and resale of pre-sale rights is allowed six months after the announcement of winners.
Non-regulated areas in the metropolitan area are gaining popularity. According to actual transaction data from the Ministry of Land, Infrastructure and Transport, the pre-sale right for the 80㎡C type of ‘Yangpyeong Central Park Summit,’ sold last August in Yangpyeong-gun, Gyeonggi-do, adjacent to Gapyeong-gun, was traded for 424.6 million KRW in November this year, with a premium added. Even new complexes have recorded excellent sales results due to the rarity of being in a non-regulated area in the metropolitan area. ‘Yangpyeong Humanville Central City’ and ‘Yangpyeong Humanville River Park Urban,’ both sold in July in Yangpyeong-gun, achieved early sell-outs despite being non-branded complexes. The recently sold ‘Forena Yangpyeong’ also completed sales early despite being a relatively large complex (438 households) in Yangpyeong-gun, proving the strength of non-regulated areas that are attracting attention in the metropolitan area.
A Daelim Industrial official said, "In non-regulated areas, subscription requirements are not strict, and relatively relaxed regulations on loans and taxes apply, lowering the entry barriers for buyers compared to regulated areas," adding, "We expect high interest from buyers in e-Pyeonhansesang Gapyeong First One."
◆ Close to Gapyeong Station on the Gyeongchun Line, convenient access to Seoul Station and Yeouido with the opening of GTX-B Line at Maseok Station (planned)
e-Pyeonhansesang Gapyeong First One is located within 1.5 km straight-line distance from Gapyeong Station on the Gyeongchun Line and ITX. Using ITX, it takes about 40 minutes to Cheongnyangni Station in Seoul and about 60 minutes to Yongsan Station. Additionally, the GTX-B Line of the metropolitan area express railway is scheduled to stop at Maseok Station, located four stops from Gapyeong Station, further improving accessibility to Seoul. The GTX-B Line connects Songdo, Seoul Station, Cheongnyangni, and Maseok, has passed the preliminary feasibility study, and is scheduled to begin construction in 2022. Once opened, it will enable rapid travel to Seoul Station, Yeouido, Cheongnyangni, and Songdo in Incheon. Nearby are Gapyeong Terminal and Gapyeong Bridge. Through Gyeongchun-ro and Gangchon-ro near the complex, access to Seorak IC, Hwado IC, and Gangchon IC on the Seoul-Yangyang Expressway is convenient, facilitating travel to Seoul and various parts of the country.
◆ Convenient living with marts, banks, hospitals, and administrative facilities within 1 km radius... abundant green spaces including Kalbongsan
e-Pyeonhansesang Gapyeong First One is developed in the residential center of Gapyeong-eup, allowing residents to enjoy convenient living infrastructure. Within a 1 km radius are Hanaro Mart and the traditional market Jatgoeul Market (held every 5 days). Gapyeong County Office, public offices, banks, and medical facilities are easily accessible. The educational environment is also excellent. Gapyeong Elementary and Gapyeong Middle Schools are within 1 km, allowing walking to school, and Gapyeong High School is also easy to commute to. Within 1.5 km radius are public daycare centers such as Hanseokbong Daycare Center and Gapyeong Daycare Center, along with many other daycare centers and kindergartens, and Hanseokbong Library is located nearby, providing an excellent study atmosphere. The pleasant residential environment is also a highlight. Adjacent to the complex is Kalbongsan, and within a 500m walk are Hanseokbong Gymnasium, the comprehensive sports complex, and the cultural and arts center, which can be used like on-site facilities. Additionally, Jaraseom Camping Site, Kalbongsan Natural Recreation Forest, and Yeoninsan Provincial Park are nearby, offering various leisure and cultural activities.
◆ ‘C2 House’ applied... maximized storage space with large entrance pantry and master bedroom walk-in closet
e-Pyeonhansesang Gapyeong First One is the first in Gapyeong to apply ‘C2 House,’ e-Pyeonhansesang’s new lifestyle-customized residential platform. C2 House is designed with a flexible structure that leaves only the minimum load-bearing walls to reflect diverse customer preferences. Walls between rooms and between the living room and rooms can be removed to freely change the house layout.
The 59㎡ type offers a master bedroom walk-in closet, providing ample storage space. For the 74㎡ and 84㎡ types, a large pantry at the entrance and a large master bedroom walk-in closet are applied to maximize storage space. Additionally, the 59㎡ and 84㎡ types feature a 4-bay slab-type layout allowing cross ventilation. Detailed design of living spaces is also notable. Continuous insulation lines are applied throughout the house to reduce energy loss and help prevent condensation through thermal bridge design. All windows are designed as double-glazed to effectively block external noise and cold air. Furthermore, 60mm cushioning materials are applied in the living room, kitchen, and bedroom spaces to enhance noise reduction between floors.
A sales official said, “e-Pyeonhansesang Gapyeong First One, with the largest scale and first branded apartment in Gapyeong, differentiates itself from location to product, and we are confident it will become a representative residential town in Gapyeong,” adding, “As a new complex located in a highly scarce non-regulated area amid recent regulations in the metropolitan area, we expect high interest from buyers.”
