Euljiro 2-ga Urban Maintenance-Type Redevelopment and Individual Maintenance of Small-Scale Aged Buildings Now Possible

Seoul City held the 16th Urban Planning Committee meeting and announced on the 3rd that it had approved the amendment to the 'Euljiro 2-ga Urban Maintenance-type Redevelopment Zone Maintenance Plan (including the amendment of the maintenance plans for districts 1, 3, 6, and 18)'.
The Euljiro 2-ga urban maintenance-type redevelopment zone around 66-1 Samgak-dong, Jung-gu, was designated as an urban environment maintenance zone in June 1977, and more than 40 years have passed since then. Accordingly, the city changed the maintenance plan this time to accommodate changes in urban management plans such as the preservation of historical resources and urban organization according to the '2025 Seoul Urban Residential Environment Maintenance Basic Plan' and to adjust the existing lot plans and maintenance infrastructure plans for large-scale development considering the surrounding conditions.
From the original large-scale full demolition method, it will now be possible to individually maintain small-scale old buildings at the lot level by applying a pluralistic maintenance method (general maintenance type, preservation maintenance type, small-unit maintenance type, etc.) that considers regional characteristics and existing urban organization. In addition, the maintenance infrastructure, which was excessively determined before, has been adjusted to fit the site conditions to enable efficient land use. The city plans to designate some of the non-implemented districts where the project has not been carried out for a long time as small-unit maintenance districts to create specialized spaces that can revitalize old downtown alley commercial areas with low-rise street activation uses, cultural and assembly facilities, etc.
Furthermore, through the integrated development of districts 1, 3, 6, and 18, where Shinhan Bank is currently located, small shops and cafes will be created on the lower floors to induce street activation in connection with Cheonggyecheon. New spaces preserving the city's historical and cultural resources, such as Hoedongseogwan Cultural Center, Financial Museum, and Relics Exhibition Hall, will also be prepared and opened to citizens. An underground pedestrian passage connecting Euljiro 1-ga Station on Subway Line 2, the target site, and Hanbit Square will be opened, making pedestrian access to Cheonggyecheon easier and contributing to the expansion and activation of the Euljiro underground space network.

Through this Urban Planning Committee review, the city plans to officially announce the amendment of the maintenance plan for the Euljiro 2-ga urban maintenance-type redevelopment zone in January next year and to actively promote small-unit development projects along with non-implemented redevelopment projects.
