Redevelopment of 31-11 Nogosan-dong, Mapo-gu, Increasing Residential Ratio to 90% to Supply 288 Apartment Units
[Asia Economy Reporter Donghyun Choi] The Seoul Metropolitan Government will supply 288 apartment units through a change of use in some redevelopment areas around 31-11 Nogosan-dong, Mapo-gu.
On the 8th, Seoul announced that it held the 13th Urban Planning Committee meeting the previous day and approved a revised plan for the Shinchon Area 3-3 District Urban Maintenance-type Redevelopment Zone and Maintenance Plan in Mapo-gu.
The main point of this review is to change the primary use of the redevelopment site at 31-11 Nogosan-dong from office to residential, constructing 233 general sale units and 55 public rental apartments. Originally, this area was designated as an office zone, so the residential ratio was 0%. However, with this change, the primary use has been switched to residential, significantly increasing the residential ratio to 90%.
Additionally, facilities such as a Youth Startup Support Center, facilities for fostering new growth industries, and a library have been incorporated into the maintenance plan. Furthermore, a 6-meter wall setback line has been designated for buildings over four stories along Baekbeom-ro to secure visual openness.
