According to the Korea Real Estate Board on the 10th, Guri City in Gyeonggi recorded the highest housing price increase rate in the province this year, rising by 17.2%. Suwon City followed with 15.8%, then ▲Gunpo City 14.4%, ▲Hwaseong City 13.2%, and ▲Ansan City 13.2%. These areas not only significantly exceeded the Gyeonggi average increase rate of 8.75%, but also did not record any monthly housing price declines throughout the year.
The record-high price trend continues. According to the Ministry of Land, Infrastructure and Transport's actual transaction data on this day, Hwaseong City's 'Dongtan Station Sibeom Hanwha Dream Green Prestige 124㎡ (exclusive area)' was traded at 1.57 billion KRW last month, setting a new record high. This area was previously traded at 1.18 billion KRW in December last year. Ansan City's 'Ansan Park Prugio' 84㎡ also recorded a new high, trading at 705 million KRW in August this year, nearly 20% higher than the 588 million KRW recorded in December last year.
Industry experts analyze that housing prices are rising due to ongoing transportation benefits that improve Seoul accessibility in these areas, as well as a balloon effect caused by regulations in the metropolitan area. Guri City, which saw the largest price increase, is scheduled for development around Taereung Golf Course and Galmae Station areas, with housing prices rising by 2.19% in the past month alone. Suwon, Hwaseong, and Ansan cities also benefit from transportation developments such as the Indeokwon-Dongtan double-track railway, Shinbundang Line extension, and Sinansan Line. Gunpo City is also set to have the metropolitan area express railway (GTX) C line.
Not only sales but also the subscription market has been hot. According to Real Estate 114 on this day, the number of first-priority subscription applicants concentrated in these five areas was 369,758 this year. This accounts for 54.2%, more than half, of the total 681,725 first-priority applicants in Gyeonggi Province. Competition rates were also high. The first-priority subscription competition rates were ▲Suwon City 51.9 to 1 ▲Hwaseong City 42.8 to 1 ▲Ansan City 41.7 to 1 ▲Guri City 9.4 to 1 ▲Gunpo City 7.4 to 1, respectively.
An industry official said, "These top five areas with the highest housing price increase rates are highly preferred residential areas even within Gyeonggi Province," adding, "Various development benefits are planned, showing high future value, and since most areas in Gyeonggi are designated as regulated zones, focusing on areas showing an upward trend is also a good strategy."
New complex supplies are also continuing in these areas. Starting from the 15th, Daewoo Construction is scheduled to open first-priority subscriptions for 'Yeongheung Park Prugio Parkbien' in Woncheon-dong, Yeongtong-gu, Suwon City. The complex consists of 13 buildings ranging from 2 basement floors to a maximum of 25 floors above ground, with a total of 1,509 units sized between 77 and 117㎡.
It is the first private park special project in Suwon City, allowing residents to use Yeongheung Park surrounding the complex as if it were their backyard, making it a 'forest zone' complex. Prugio's fine dust reduction system, the 'Prugio Clean Air System,' will be introduced, and the community space called 'Greenery Lounge' will include various community facilities such as a fitness club, GX club, golf club, indoor gym, sauna, greenery caf?, greenery studio, daycare center, and senior club.

Lotte Construction is also currently selling 'Shin Dongtan Lotte Castle Nano City' in Banwol 3 District, Hwaseong City. The complex consists of 12 buildings with a maximum of 25 floors above ground, totaling 999 units sized between 59 and 111㎡. It is a station-area complex located 300 meters on foot from the planned Banwol Nano City Station (tentative name) on the Indeokwon-Dongtan Line.
