Eungbong 1 District to Build 525 Households Through Detached House Reconstruction
[Asia Economy Reporter Donghyun Choi] Eungbong 1 District in Seongdong-gu, Seoul will be redeveloped into an apartment complex with 525 households.
On the 16th, Seoul City announced that it held an urban planning committee meeting on the 15th and approved the modification of the maintenance plan and landscape review for the Eungbong 1 single-family housing reconstruction maintenance area around 193-162 Eungbong-dong.
With this review, the maintenance plan for Eungbong 1 District was decided with an area of 39,642㎡, a floor area ratio of up to 202.1%, a building coverage ratio of up to 30%, and a maximum of 15 floors (average 12 floors). The building scale was planned for 525 households.
Eungbong 1 District is located in the Han River waterfront priority landscape management area, and the landscape review was conducted together this time. In particular, it was planned as a residential complex that connects to the Eungbongsan hiking trail, allowing communication with the surroundings, and the land development plan that conforms to the terrain minimized the impact on the view of Eungbongsan and the Han River waterfront landscape.

Additionally, the maintenance plan includes a 'Single-Family Housing Reconstruction Tenant Measures' policy, which is expected to boost future project promotion. This policy, implemented by Seoul City since April last year, allows project implementers to receive a floor area ratio incentive of up to 10% if they provide loss compensation equivalent to redevelopment to tenants. Like tenants in redevelopment areas, tenants (homeless persons) displaced by single-family housing reconstruction demolition will also be provided with opportunities to move into rental housing.
