GS Construction Opens Model House for 'Sokcho The Ocean Xi' on the 15th and Begins Sales
[Asia Economy Reporter Donghyun Choi] GS Engineering & Construction announced on the 12th that it will open the model house for 'Sokcho The Ocean Xi,' located at 361-1 Dongmyeong-dong, Sokcho-si, Gangwon-do, on the 15th and begin sales.
Sokcho The Ocean Xi consists of 3 buildings ranging from 6 basement floors to a maximum of 43 floors above ground, with 454 units sized between 84 and 131㎡ (exclusive area). It is composed of 448 units of 84㎡ and 6 units of 131㎡ (top-floor penthouses).
The subscription schedule starts with special supply on the 26th of this month, followed by first-priority applications on the 27th. Winners will be announced on June 4th, and official contracts will be conducted over three days from the 15th to the 17th. First-priority eligibility requires applicants to be residents of Gangwon-do aged 19 or older, with a subscription savings account held for more than six months and the required deposit. As it is a non-regulated area, first-priority applications are possible regardless of household head status or number of homes owned. Mid-term payment loans are not stringent, and 60% of the mid-term payment will be offered interest-free.
Sokcho The Ocean Xi reaches a height of 135 meters with up to 43 floors, marking the first residential facility in Sokcho to exceed 40 floors. Surrounded by the sea on three sides, most units offer ocean views. The building’s exterior features a facade pattern expressing the rhythm of waves and the reflection of sunlight on the water surface, with a rooftop structure inspired by the ocean’s horizon drawing attention. Double-glazed glass railings provide unobstructed views and a sense of openness, and pilotis are utilized in each building to create European-style resort-type resting spaces.
On the 24th floor of each building, Sokcho’s first resident-exclusive facility, the Sky Honors Club, will be established. This includes the D-Ciel Lounge, Spa de Mer guest rooms, and Rendezvous party rooms, allowing not only residents but also their families and acquaintances to hold social gatherings. The community facility, Xi-an Center, is located on the 3rd floor and offers a fitness center with ocean views, sauna, and a GDR golf practice range.
For residents’ convenience and security, an advanced long-distance facial recognition system distinguishing residents will be applied in parking lots and common entrances. GS Engineering & Construction, in collaboration with Xi S&D, will introduce the next-generation ventilation-type air purification system Sys Clein. Additionally, the Xi artificial intelligence (AI) platform technology, compatible with voice engines from all domestic telecom providers, will be implemented in Sokcho The Ocean Xi, enabling indoor device control and providing convenient and secure service benefits.
Contractors of Sokcho The Ocean Xi will receive membership services offering discounts on accommodations and leisure, including Ramada Sokcho Hotel, Komarine Yacht, and GS Engineering & Construction-operated Gangchon & Jeju Elysian resorts, as well as shared car services.
Sokcho The Ocean Xi is close to Sokcho Intercity Bus Terminal and Sokcho Port International Passenger Terminal, with easy access to the complex via Jungang-ro and Jangan-ro. The opening of the Seoul-Yangyang Expressway (East-West Expressway) in 2017 has greatly improved accessibility to Seoul. Yangyang International Airport, serving 25 international routes including Japan, China, and Taiwan, and 3 domestic routes, is reachable within 30 minutes via Route 7. The Chuncheon-Sokcho East-West High-Speed Railway (planned) aims for completion in 2026, which will reduce travel time from Sokcho to Seoul Yongsan to 1 hour 15 minutes and to Incheon Airport within 2 hours.

The model house is located at 1557-1 Joyang-dong, Sokcho-si, and move-in is scheduled for August 2023.
