Hyundai Engineering to Launch 'Hyundai Terra Tower CMC' Sales This Month
[Asia Economy Reporter Yuri Kim] Hyundai Engineering announced on the 5th that it will unveil the knowledge industry center 'Hyundai Terra Tower CMC' this month on five plots including the former LG Innotek site in Gasu-dong 379, Osan, Gyeonggi Province.
The complex consists of four buildings: two knowledge industry centers ranging from basement level 2 to ground level 29, a dormitory building from basement level 2 to ground level 17, and a logistics center building from basement level 1 to ground level 10. It is developed on a large scale with a total floor area of 357,637㎡. The knowledge industry centers are composed of manufacturing-type floors from basement level 2 to ground level 6 and section office-type floors from ground level 7 to ground level 29. Commercial facilities will be located on part of basement level 1 to ground level 2.
Hyundai Terra Tower CMC is large in scale. According to data from the Korea Industrial Complex Corporation, as of January, among 1,134 approved knowledge industry centers, only 1.23% (14 places) are ultra-large knowledge industry centers with a total floor area of over 200,000㎡. The company expects Hyundai Terra Tower CMC to establish itself as a landmark knowledge industry center in the southern Gyeonggi area.
It is adjacent to Osan Station on Subway Line 1. A new access road to Osan IC is planned near the complex. It is convenient to travel throughout the metropolitan area via the wide-area road network including the Gyeongbu Expressway, Dongbu-daero, National Route 1, and the Second Ring Expressway. The Pilbong Tunnel, 1.35 km long, connecting Osan Segyo Residential District and Dongtan 2 New Town, is under construction with a target opening in December 2021.
Within a 1.5 km radius, there are E-Mart (Osan branch), Lotte Mart (Osan branch), and Osan City Hall. Behind the complex, residents can enjoy living infrastructure within the approximately 6 million㎡ Osan Segyo 1 and 2 Residential Districts. The underground parking lot has a capacity of 2,339 vehicles, twice the legal requirement.
From basement level 2 to basement level 1 of the knowledge industry center buildings, specialized facilities such as hotel-grade lounges, private meeting rooms, a convention hall, a fitness center, and a resort-style swimming pool (including children's, toddler's, and heated pools) will be provided. On the 23rd floor, a sky gallery connecting the two knowledge industry center buildings will be created and used as meeting rooms and studios.
The green space ratio within the complex reaches about 20%, providing a pleasant environment. The dormitory, supplied with 301 rooms on separate floors 4 to 17, applies the same exclusive rate (46.97%) as the knowledge industry center. Medical facilities spanning two floors will also be established on ground levels 2 to 3.
The logistics center building, a separate warehouse facility, will be developed from basement level 1 to ground level 10, with a total floor area of 152,268㎡ and 21 rooms.
