Dongjak District Approves Management Disposition Plan for Noryangjin New Town Zone 1... All Eight Zones Surpass the 'Ninth Milestone'
Revision of Redevelopment Promotion Plan Underway
Public Hearing Scheduled for April 29
On April 24, Dongjak District Office in Seoul (headed by Mayor Park Il-ha) announced that it had approved the management disposition plan for the Noryangjin 1 Redevelopment Promotion Zone (hereinafter referred to as Noryangjin 1 Zone) housing redevelopment and maintenance project on April 21.

View original imageWith this, all eight zones within the Noryangjin Redevelopment Promotion District have now passed the management disposition stage. Management disposition is often referred to as the ‘ninth out of ten major milestones’ in redevelopment projects. The creation of a residential complex representing the southwestern part of Seoul has now entered full swing.
Noryangjin 1 Zone is located in the area of 278-2 Noryangjin-dong. It is the largest among the eight zones. As a “triple station area” served by subway lines 1, 7, and 9, it boasts excellent accessibility to major business districts such as Yeouido, Yongsan, and Gangnam, making it the core project site of the Noryangjin New Town.
To maximize its locational advantages, the district office is pursuing a revision of the redevelopment promotion plan. This reflects the “Improved Guidelines for Establishing Redevelopment Promotion Plans” released by the Seoul Metropolitan Government in July last year. The proposed revision includes land use plans such as for roads, parks, and residential sites, as well as building plans covering building-to-land ratios, floor area ratios, and the number of households.
If the plan revision is finalized, the floor area ratio for Noryangjin 1 Zone will increase from the current 265.60% to 299.33%. It is expected that a large-scale high-rise complex with up to 49 floors and a total of 3,103 residential units will be constructed.
To enhance the quality of the project, the district office will hold a public hearing on the proposed plan revision at 3 p.m. on April 29 in the small conference room on the 4th floor of the district office. Feedback from residents at the hearing will be incorporated into the Seoul Metropolitan Government’s integrated review scheduled for May.

Park Il-ha, Mayor of Dongjak District, stated, “With this management disposition approval for Noryangjin 1 Zone, the entire Noryangjin New Town is now ready to be transformed into a premium residential complex,” adding, “We will also proceed swiftly with the remaining procedures, including the upcoming Seoul Metropolitan Government integrated review.”
