Samsung C&T Proposes "Han River View in 9 Out of 10 Homes" for Shinbanpo 19·25 Reconstruction in Seoul

Samsung C&T Corporation has unveiled a design proposal for the integrated reconstruction project of Sinbanpo 19·25 in Jamwon-dong, Seocho-gu, Seoul, which expands Han River views not only for all union members but also for general sale units. In this bidding competition against POSCO E&C, the company has put "view rights," the intrinsic value of a riverside location, at the forefront.
On April 22, Samsung C&T Corporation announced, "We have increased the number of units with Han River views from 464 to 533 compared to the previous maintenance plan," adding, "We proposed enabling all 446 union members, as well as 87 units for general sale, to enjoy views of the Han River." If the complex is built according to Samsung C&T Corporation’s proposal, 87% of the total 616 units will be able to see the Han River from their homes.

View original imageTo expand river views, Samsung C&T Corporation introduced a sophisticated simulation technology called Vista Matrix Analysis (VMA). This program, co-developed with a domestic architectural firm, adapts existing methods used in educational environment impact assessments—which measure sunlight access when building near schools. The computer analyzes the view from every unit’s window in advance to identify blind spots where the Han River cannot be seen. Using this, the company precisely adjusted the building layout, angles, heights, and floor plans to enhance the overall quality of the views.
Furthermore, the number of residential buildings in the previous design was reduced from seven to six, widening the spacing between them. As the number of buildings decreased, so did the obstacles blocking the view. In addition, the first floor of every building is planned as a 10-meter-high pilotis, allowing even residents on the lower floors to see the Han River unobstructed by the buildings in front. The ceiling height inside each apartment is also set at approximately 3.3 meters—about 1 meter higher than typical apartments—to create a greater sense of openness.
In terms of interior structure, the so-called "LDK floor plan" connects the living room, dining area, and kitchen into one open space with large windows, enabling residents to enjoy Han River views while eating or cooking. LDK is an industry term formed from the initials of Living, Dining, and Kitchen.

Samsung C&T Corporation will apply a specialized "Swivel" floor plan, allowing residents to switch the positions of the living room and kitchen according to their preferences. When facing the Han River, the living room can be positioned to the north, and when sunlight is needed, the emphasis can be shifted to the south. The new complex name has been proposed as "Raemian Illuceira."

Im Cheoljin, Head of the Housing Sales Division at Samsung C&T Corporation, stated, "Sinbanpo 19·25 will become a core project forming the central axis of Raemian Town alongside Raemian One Bailey," adding, "By maximizing the highest value of the Han River view while maintaining sunlight rights and the overall balance of the complex, we will deliver the utmost pride to union members through Samsung C&T Corporation’s design expertise."
