Seoul Finalizes Two Moa Town Projects in Seongbuk and Gwangjin Districts... 1,091 Housing Units to Be Supplied

View original imageOn March 13, the Seoul Metropolitan Government announced that it has finalized the Moa Town projects in two aging low-rise residential areas in Seongbuk-gu and Gwangjin-gu, and will supply a total of 1,091 new housing units.
At the 20th Small-Scale Housing Redevelopment Integrated Review Subcommittee, the city approved the Moa Town project for the area around 559-43 Jeongneung-dong, Seongbuk-gu and the area around 681 Jayang 2-dong, Gwangjin-gu. Through these projects, a total of 1,091 Moa Housing units—including 203 rental units—will be supplied. Moa Town refers to the concept of grouping Moa Housing, which is a redevelopment model for aging low-rise residential neighborhoods where large-scale redevelopment is difficult, into block units to create a housing complex.
In the 559-43 Jeongneung-dong, Seongbuk-gu area, a total of 364 housing units—including 37 rental units—will be supplied through one Moa Housing complex.
For this area, zoning will be changed from Type 2 General Residential Area (7-story) to Type 2 General Residential Area, with relaxed building height and construction regulations. An apartment complex consisting of 364 units will be built, ranging from three basement levels to 22 floors above ground.
This is a densely populated low-rise residential area with an aging building rate of 77.8%, and development has been challenging due to steep slopes.

View original imageIn the area around 681 Jayang 2-dong, Gwangjin-gu, the Moa Town project will supply a total of 727 housing units—including 166 rental units—through two Moa Housing complexes. The zoning will be upgraded from Type 2, Type 2 (7-story), and Type 3 General Residential Areas to Type 3 and Type 2 (7-story) General Residential Areas.
The sections of the area near Seongdong Elementary School, Gwangjin Middle School, and Yangnam Elementary School will be redeveloped into pedestrian-friendly spaces to ensure safe routes for students commuting to and from school.
