Godeok Jugong Complex 9 and Myeongil Hanyang Apartment in Gangdong-gu, Seoul, will be transformed into large-scale residential complexes through reconstruction. Both complexes will be developed as station-area complexes, linked to Hanyeong Foreign Language High School Station on Subway Line 9, which is scheduled to open in 2028. As a result, the residential environment in the Myeongil-dong area is expected to improve significantly.
On March 12, the Seoul Metropolitan Government announced that the 3rd Urban Planning Committee's Rapid Integrated Planning Subcommittee had convened on March 11, conditionally approving the designation of the maintenance area and the maintenance plan decision and landscape review for the Godeok Jugong Complex 9 reconstruction project. The reconstruction plan for Myeongil Hanyang Apartment was approved with modifications.
Godeok Jugong Complex 9, completed in 1985, will be expanded through reconstruction from the current 1,320 units to a total of 1,861 units, including 202 public housing units. The complex will be constructed with a maximum height of up to 49 floors.
The current maintenance plan includes the creation of an east-west pedestrian axis crossing the center of the complex to improve the commuting route of Daemyeong Elementary School students, as well as the establishment of pedestrian and daily mobility systems connected to Hanyeong Foreign Language High School Station on Line 9.
In addition, open community facilities such as daycare centers and small libraries, along with green and rest areas, will be arranged around public pedestrian paths and on the perimeter of the complex so that local residents can also utilize them. The plan also includes widening Gucheonmyeon-ro and Sangam-ro 61-gil to improve traffic conditions, and placing mid- and low-rise residential buildings along the streetfront to harmonize the landscape with surrounding residential areas.
Myeongil Hanyang Apartment, which also passed the review on the same day, will be reconstructed from its current 540 units into a residential complex with a total of 1,087 units, including 259 public housing units. The complex is planned to have a maximum height of 49 floors. In particular, the application of a station-area floor area ratio (FAR) exemption will relax the existing FAR from 300% to up to 340%, which is expected to improve both project feasibility and housing supply.
This maintenance plan was developed in consideration of spatial harmony with the Godeok Hyundai Apartment, which is also undergoing reconstruction. To revitalize the streetscape from Hanyeong Foreign Language High School Station on Line 9 to the Godeok Hyundai reconstruction site, children's parks and commercial facilities are planned, and a public pedestrian path will be created at the boundary between the two complexes to improve walking convenience for residents using the Myeongil academy district and Godeok Station on Subway Line 5.
Including the Godeok Hyundai Apartment and Myeongil Sindonga Apartment, which have already been designated as maintenance areas, as well as the Myeongil Woosung Apartment, for which a maintenance plan is being developed, housing supply in the Myeongil-dong area is expected to reach approximately 5,900 units. Choi Jinseok, Housing Policy Chief of Seoul Metropolitan Government, said, "As the reconstruction projects in the Myeongil-dong area are carried out sequentially, both the expansion of housing supply and the substantial improvement of the local residential environment are anticipated. We will actively support the creation of a residential environment where pedestrian and daily infrastructure are in harmony."

Located between Saetgang in Yeouido and Yeouido Station on Subway Lines 5 and 9, Plaza Apartment 38-1 is an aging complex completed 48 years ago. The maintenance plan for this site was formulated through the rapid integrated planning process, and it passed the review approximately 10 months after the first advisory meeting in May last year.
Taking into consideration Yeouido's status as a financial hub, the zoning for this complex will be upgraded from a Type 3 General Residential Area to a General Commercial Area, and a floor area ratio of 597% will be applied. Consequently, the complex will be developed with up to 52 floors (up to 200 meters in height) and a total of 414 units, including 154 public housing units.
The complex will also include the "Children's Imagination Land" (a children's job experience center) with a total floor area of approximately 3,000 square meters. Community facilities such as daycare centers and small libraries will also be created and opened to local residents. Along key streetfronts, pedestrian-oriented setback spaces will be established to improve the walking environment, and an open space will be installed at the pedestrian connection between Yeouido Station and Saetgang to provide resting areas.

Plaza Apartment 38-1 is the ninth complex among the 13 Yeouido reconstruction sites to pass the maintenance plan review. The Seoul Metropolitan Government plans to finalize the architectural plans through future integrated reviews.
