High-Density Mixed-Use Development Planned Near Gangdong-gu Office Station
Songpa District Office in Seoul (District Mayor Seo Kangseok) announced on March 6 that the area around 504-2 Pungnap-dong (approximately 7,428 square meters) has been selected as a target site at the '2026 Second Station Area Revitalization Project Support Advisory Committee Meeting' hosted by the Seoul Metropolitan Government.

View original imageThe site, located in a prime area adjacent to Gangdong-gu Office Station on Subway Line 8, has faced decades-long development restrictions due to its designation as a historic and cultural environment preservation area, including the Pungnap Earthen Fortress. Despite severe building deterioration, maintenance and redevelopment have been stalled, causing prolonged inconvenience for residents.
With its selection for the project, the site will be eligible for an upgrade in land use zoning, allowing the construction of high-rise residential-commercial complexes. The district office plans to develop the area as a 'mixed-use hub that combines historical and cultural significance with modern residential, commercial, and public functions.'
The Seoul station area revitalization project aims to promote balanced regional development by expanding essential local facilities through high-density mixed-use development in station areas and strengthening the role of underdeveloped neighborhoods as key urban hubs. The district office plans to immediately begin follow-up procedures, such as establishing a district unit plan, starting this month.
