Bucheon City Invites Proposals for Station Area Redevelopment Project Using the "Combined Maintenance System"
Bucheon City in Gyeonggi Province announced on February 11 that it is currently inviting proposals for the "Bucheon-Style Station Area Redevelopment Project," which applies the "combined maintenance system" to promote balanced development between station areas and old downtown districts.
This project aims to improve both the quality and quantity of the residential environment by systematically redeveloping old housing in station areas, expanding infrastructure, and promoting high-density development in areas with excellent access to public transportation.
"Combined maintenance" is a method of bundling old downtown areas, where standalone development is difficult, together with station areas into a single redevelopment project. This approach can encourage improvements in old downtown areas where redevelopment has been delayed due to low profitability.
Eligible application sites are areas within 500 meters from the station platform boundary in station areas, where 60% or more of the buildings are old or substandard and the total area is at least 20,000 square meters. Landowners and other property owners within the application zone, public project implementers, or designated developers may apply, provided they obtain the consent of at least 10% of local residents.
An official from Bucheon City said, "We are preparing various models and strengthening administrative support to meet residents' demand for station area redevelopment projects and to enhance project feasibility," adding, "Based on resident participation, we will secure public interest and inject vitality into the entire city with a redevelopment model unique to Bucheon."

Meanwhile, last year the city selected the Jung-dong Station area and Sosa Station area through a call for proposals for the Bucheon-Style Station Area Redevelopment Project. Seven combined maintenance target sites will be distributed between the two station areas, and the city plans to proceed with procedures to designate them as a single redevelopment zone.
