Yeongdeungpo District to Develop South of Yeongdeungpo Station into a Mega Complex with 48 Floors and 3,366 Households
Designated as Urban Public Housing Complex District
Four Years and Nine Months After Candidate Site Selection
On January 9, Yeongdeungpo District Office in Seoul (headed by District Mayor Choi Hokwon) announced that the area south of Yeongdeungpo Station on Subway Line 1 has been designated as an Urban Public Housing Complex District and will be developed into a large-scale residential complex.

View original imageThe designated area covers 101,221.4 square meters around Yeongdeungpo-dong 618-195, where clusters of low-rise, aging houses are concentrated. The proportion of outdated homes reaches 86.3%, and more than half of the buildings are low-rise structures with three floors or fewer, highlighting the need for systematic redevelopment.
This zone is adjacent to Yeongdeungpo Station, providing convenient rail access. It also boasts excellent transportation conditions, being connected to major arterial roads such as Yeongsin-ro and Singil-ro, as well as the planned Sinansan Line, which is scheduled to open in the future.
The site was designated as an Urban Public Housing Complex District in December last year, about four years and nine months after it was selected as a final candidate in 2021. According to the redevelopment plan, a floor area ratio of approximately 480% will be applied, and the area will be transformed into a large complex with up to 48 stories and 3,366 residential units. This is more than double the current 1,564 units.
The district plans to promptly establish a residents' representative council and strengthen communication with local residents. Through phased administrative support, the district aims to minimize any inconvenience or conflict that may arise during the development process.
Choi Hokwon, Mayor of Yeongdeungpo District, stated, "The designation of the Urban Public Housing Complex District marks the first step toward redevelopment near Yeongdeungpo Station," adding, "We will continue to focus our administrative efforts on systematically improving underdeveloped areas."

An Urban Public Housing Complex District is a project led by the public sector to redevelop aging and underutilized urban areas, simultaneously supplying housing and restructuring urban functions. In regions where development is difficult through private projects, public institutions such as LH secure land and implement projects by designating the area in accordance with the 'Special Act on Public Housing.'
