XiGEIST Expands into Complex-Type Modular Business... Unveils Modular Dormitory 'Dream Forest'
'Dream Forest Day' Held with Resort Officials Invited
Minimizing Impact on Resort Operations by Leveraging Fast Modular Construction
XiGEIST, a subsidiary of GS E&C, has unveiled 'Dream Forest,' a modular wooden dormitory complex for employees that features rapid construction and low-noise building methods. With this modular dormitory as a starting point, the company is set to actively expand its business into the complex-type modular market.
On December 8, XiGEIST announced that it held 'Dream Forest Day' on December 5 at Elysian Gangchon, inviting more than 50 representatives and officials from resorts located in Gangwon Province and the greater Seoul area to celebrate the completion of the Dream Forest modular wooden dormitory complex.
The event was an opportunity to introduce modular construction solutions that minimize the impact on resort operations, directly on-site. Resort officials who attended the event were able to tour the dormitory built using modular construction methods. They also gained a deeper understanding of the modular construction process, including ultra-short construction periods optimized for resort operations, budget efficiency, and low-noise building techniques.
Dream Forest consists of 13 buildings, each with two floors, totaling 91 units. By combining factory production of modules with on-site installation, the completion period was significantly shortened. The design separates movement paths to prevent overlap among various living patterns of resident employees, and maximizes natural lighting and ventilation even in compact spaces.

A XiGEIST representative stated, "Dream Forest is a project that applied a modular model optimized for resort operation environments, demonstrating both the efficiency and scalability of modular construction in resort settings," and added, "We will continue to develop practical modular solutions and introduce models that can be applied to various types of buildings, including resorts, single-family homes, and lodging facilities."
XiGEIST, a modular construction specialist subsidiary of GS E&C, was established in 2023. While the company previously focused on B2C business centered on single-family homes, it is now expanding into B2B and B2G markets by introducing a variety of modular products, such as single-family homes for disaster victims in Andong, North Gyeongsang Province, golf hotels, and apartment complex tea houses.
