LucentBlock Sells Third Real Estate STO Asset 'Daejeon Startup Space' on Soyu Platform... Achieves 17.2% Return

LucentBlock, the operator of the real estate security token offering (STO) platform 'Soyu', announced on October 24 that it has completed all sale procedures and distributed dividends for its third public offering asset, 'Daejeon Startup Space'.
According to the results of a general meeting of beneficiaries conducted through the Soyu app, 64.3% of the total 182,000 voting shares participated in the electronic voting, and the sale was confirmed with a 96.8% approval rate. After completing all sale procedures, the company distributed the sale proceeds to investors on October 23.
This transaction marks LucentBlock's first case of a public offering asset sale, successfully completed at a scale of 920 million won. The sale process was conducted jointly with Kyobo Real Estate Trust, the issuer of the asset-backed securities, and the final cumulative return, including capital gains from the sale, reached 17.2%.
Daejeon Startup Space is a three-story building with a total floor area of approximately 430 square meters, located in Eoeun-dong, Yuseong-gu, Daejeon. The first floor is operated as a cafe, while the second and third floors serve as shared offices for young entrepreneurs. During the public offering in December 2022, the asset was sold out early and has since provided investors with a stable annual dividend yield in the 5% range.
Notably, more than 60% of the participants in this public offering were residents of the Daejeon and Chungcheong regions. This marks the first case in which local residents participated as investors and remained involved through to the sale, demonstrating a virtuous cycle for region-based real estate investment.
