"Elif Geomdan Foredu" Stands Out for Its Affordable Pricing

Affordable Pricing for 84m² Units Starting in the Low 500 Million Won Range
Up to 300 Million Won Cheaper Than Nearby Actual Transaction Prices

As housing prices soar, real estate buyers are growing increasingly concerned. Amid this trend, an apartment complex in Incheon’s Geomdan New Town is drawing attention for its affordable pricing. The development in question is "Elif Geomdan Foredu," supplied by Gyeryong Construction.

"Elif Geomdan Foredu" offers a variety of unit sizes, ranging from 64 square meters to 110 square meters of exclusive area, and consists of a total of 669 units. The winners of the lottery will be announced on Tuesday, September 10, and the official contract period will run for four days from Monday, September 22 to Thursday, September 25.

The starting price for an 84-square-meter unit is 526 million won. This is about 200 million to 300 million won cheaper than the actual transaction prices of nearby complexes.

According to the Ministry of Land, Infrastructure and Transport’s public transaction price system, an 84-square-meter unit in "Umi Lin The Signature" within Geomdan New Town was sold for 790 million won (6th floor) in July this year. In the same month, an 84-square-meter unit in the nearby "Hoban Summit 1st" was sold for 720 million won (19th floor). In 2024, both complexes recorded actual transaction prices in the 800 million won range, resulting in a price gap of up to nearly 300 million won.

"Elif Geomdan Foredu" not only offers affordable prices but also features product quality befitting Gyeryong Construction’s residential brand, "Elif." All units are primarily south-facing to maximize natural light and ventilation, and some units are designed in a four-bay, flat layout to enhance openness and airflow. Other unit types incorporate specialized designs and improved space utilization to meet the diverse residential needs of buyers.

Smart systems will also be applied. The complex will be equipped with 100% LED lighting in all units and common areas to reduce energy consumption, along with electric vehicle charging stations, a home network, and a ventilation system for each unit. Double soundproof windows will improve insulation and noise reduction, and a master switch will be installed to efficiently control lighting and gas.

A variety of community facilities will be provided to enhance residents’ quality of life, including a fitness center, golf practice range, guest house, party room, small library, home office, indoor playground, and pet care center.
