Full-Scale Development Begins for Jeonbang and Ilsin Textile Sites in Gwangju
Construction of Residential Complex and Shopping Mall to Begin Sequentially
The large-scale mixed-use development project for the former Jeonbang and Ilsin Textile sites in Imdong, Bukgu, Gwangju is set to move forward in earnest. With permits for both the mixed-use shopping mall and the residential-commercial apartment complex now secured, major construction is expected to begin within this year.

View original imageChampions City Complex Development PFV, the project developer, announced on the 23rd that the city of Gwangju approved the housing construction plan for 'All New Champions City' on the 20th. Since the land contract was signed in 2020, all major administrative procedures?including consultations with the special task force for the preservation of modern architecture, preliminary negotiations, and integrated reviews?have been completed over approximately five years.
The Champions City project will be developed on a 298,000-square-meter site at 100-1 Imdong, Bukgu, and will include 4,015 residential units as well as office and commercial facilities, a luxury hotel, a history park, and more. The developer is pursuing the project through a private-led approach, directly managing everything from initial planning and brand attraction to operational strategy.
At the center of the complex, a pedestrian-oriented circulation path (urban core) will be implemented, connecting the department store, hotel, park, and office facilities. Around KRW 600 billion in public contribution funds will be raised and used for urban environment improvements, expansion of public facilities, and the creation of the history park.
POSCO E&C and Daewoo E&C have been selected as the preferred bidders for the residential construction, with groundbreaking scheduled for October and completion targeted for 2029. Sales will begin with Complex 2 (3,216 units) in October this year, followed by Complex 1 in the second half of next year. For the hotel business, leading domestic and international luxury brands, including Shilla Hotel, have reportedly expressed interest in joining the project.
Previously, the mixed-use shopping mall 'The Hyundai Gwangju', located on the same site, received conditional approval for its building permit from the Bukgu District Office on the 18th. With the permitting process completed on the condition that traffic measures are put in place, construction could begin as early as the second half of this year, with completion targeted for the end of 2027 and opening scheduled for 2028.
