Yangcheon-gu Operates 'New Villa Jeonse Price Information System' to Prevent Empty Jeonse Contracts

Yangcheon-gu, Seoul (Mayor Lee Gijae) is establishing and operating the ‘Safe Jeonse Price Information System’ to help residents identify appropriate Jeonse prices in advance and avoid Jeonse fraud.

View original imageThe ‘Safe Jeonse Price Information System’ was created to address the issue of concentrated Jeonse fraud occurring in newly built villas where it is difficult to verify market prices. In particular, the district plans to operate this system in connection with the ‘Jeonse and Monthly Rent Safe Contract Assistance Service,’ providing consultation on Jeonse contracts, verification of rights, and on-site accompaniment for house viewing through residential safety managers composed of local licensed real estate agents.
This service is available to anyone on the Yangcheon-gu Office website (under Sector Information ‘Architecture/Real Estate’) and features visualization that integrates information on newly constructed buildings from the architectural administration system, transaction prices from the real estate transaction management system, and spatial information from the spatial information administration system, allowing users to check building information and prices at a glance.
Users can easily check the location of new buildings, building information, and surrounding market prices through the system. With a single click, they can instantly view information and Jeonse (sale) prices of the building, and the on-site preview service is also supported to help tenants obtain more accurate information.
Meanwhile, since 2023, the district has been operating the Yangcheon-gu Jeonse Damage Support Center to provide legal consultations with lawyers for reporting and support related to Jeonse damage. In addition, various projects are being promoted to create a stable residential environment, including support for Jeonse deposit return guarantee fees, free brokerage services for low-income groups, and a name tag wearing project for brokerage assistants.
