GH Announces 'Modular Housing Roadmap' to Supply 10,000 Modules by 2030
Gyeonggi Housing and Urban Development Corporation (GH) announced the ‘GH Modular Housing Roadmap’ on the 30th, which aims to promote technological development such as standard modular housing floor plans and activate the market by supplying a total of more than 10,000 modules (cumulative) by 2030 across the 3rd New Town districts.
The modular construction method is an off-site construction (OSC) technique where more than 70% of a building?including the basic frame, electrical wiring, plumbing, bathrooms, and ondol heating?is manufactured in a factory and assembled on-site. It offers many advantages such as shortened construction periods, prevention of major accidents, carbon neutrality (eco-friendliness), and quality maintenance, rapidly emerging as an alternative in the future construction industry.
The GH Modular Housing Roadmap includes four core strategies aimed at fostering an environment that promotes modular construction technology development and commercialization: ▲establishing a domestic industrial base ▲creating a modular-friendly growth environment ▲pursuing differentiated strategies ▲and ensuring continuous supply volume.
To expand supply volume, GH plans to move beyond small modular houses composed of one or two modules and develop floor plans under 60㎡ with combinations of three to four modules.
Additionally, GH will create modular specialized complexes in each 3rd New Town district, supplying 500 modules in Hanam Gyosan District by 2025, 2,500 modules in Wangsuk 2 District by 2027, 5,500 modules in Wangsuk 1 District by 2028, and more than 10,000 modules in Gwacheon District by 2030.

View original imageRegarding modular differentiation strategies, GH plans to actively apply modular construction methods not only in the existing 3rd New Towns but also in urban complex developments to shorten on-site construction periods and minimize complaints related to noise and dust during construction.
Following the completion of the country’s tallest (13-story) modular housing, Yongin Yeongdeok Happy Housing, last year, GH is currently promoting modular projects such as Seoanyang, Uijeongbu Post Office complex project, and Dongducheon Jihaeng Station integrated public rental housing.
Furthermore, to establish a domestic modular industry base and foster a growth environment, GH plans to hold a modular technology contest in the first half of next year to select ‘Modular Partners.’
