Kumho Construction to Supply 1,313 Public Housing Units in Gwangmyeong City
Selected as Preferred Bidder for Gwangmyeong Hakon Public Housing District
Total Construction Cost of 314.8 Billion KRW
Kumho Construction will supply 1,313 public housing units in the ‘Gwangmyeong Hakon Public Housing District’ in Gwangmyeong-si, Gyeonggi Province.
On the 19th, Kumho Construction announced that it was selected as the preferred negotiation partner for the ‘Gwangmyeong Hakon S2~S3 Block Private Participation Public Housing Project’ commissioned by Gyeonggi Housing Corporation (GH).
Kumho Construction formed a consortium with Shindonga Construction, Dongbu Construction, and ESI, participating with a 50.1% stake. The total construction cost for this project is 314.8 billion KRW, and the construction period is approximately 37 months.
The integrated public rental housing constructed by Kumho Construction is a newly introduced rental housing type that consolidates previously separated rental housing categories such as permanent rental, happy housing, and national rental. While existing rental housing was divided by specific groups such as newlyweds, youth, and the elderly, the integrated public rental housing accommodates a diverse mix of households and social classes.
The integrated public rental housing will be built in two sections: ‘S2 Block’ and ‘S3 Block.’ The ‘S2 Block’ will be developed on a land area of 17,443㎡ with 3 buildings ranging from 2 basement floors to 28 floors above ground, featuring exclusive areas of 59㎡ and 69㎡, totaling 374 units. The ‘S3 Block’ will be developed on a land area of 32,668㎡ with 4 buildings ranging from 2 basement floors to 28 floors above ground, featuring exclusive areas of 36㎡ and 74㎡, totaling 939 units.
The Gwangmyeong Hakon Public Housing District is located in a key residential area in the southwestern metropolitan area. It is gaining attention as a residential area backing the ‘Gwangmyeong-Siheung Technovalley,’ a planned city-type industrial complex being developed around Gwangmyeong-si and Siheung-si. The area boasts excellent transportation, living, and educational infrastructure, attracting strong interest from actual demanders. The Seohaean Expressway and the 2nd and 3rd Gyeongin Expressways are nearby, and the KTX Gwangmyeong Station is about 2 km away, providing excellent metropolitan transportation conditions. Once the Sinansan Line ‘Hakon Station’ opens within the district, it will take about 20 minutes to reach Yeouido in Seoul, and if the Wolgot-Pangyo Line is newly established in the future, access to Pangyo Technovalley will also be convenient.
Kumho Construction applied differentiated design and eco-friendly smart technologies to this project. All units are oriented southward to maximize sunlight and views, and vertical exterior wall pattern designs and curtain wall looks (glass panel finishes) were applied to create a harmonious integrated landscape between the two complexes.
Additionally, to achieve carbon neutrality, the design maximally incorporates RE100 (100% renewable energy procurement for electricity use), installing solar-powered smart farms, solar streetlights, and solar modules, and establishing a user-centered advanced smart home system. The parking lot is equipped with various convenience facilities such as individual storage, dry car wash and self-maintenance zones, and an electric vehicle fire prevention design was applied to enhance the safety and convenience of residents.
