‘The H Bangbae’ First Priority Subscription Receives Over 58,000 Applications, Highest Competition Rate 223 to 1

Hyundai Construction attracted 58,684 applicants for the first-priority subscription of ‘The H Bangbae,’ launched in the Bangbae-dong area of Seocho-gu, Seoul. Bangbae-dong, where the complex is located, has been a region with a shortage of new apartment supply and has received relatively less attention compared to other areas in Gangnam. However, the unique value of Hyundai Construction’s high-end residential brand ‘The H’ has been recognized.
During the special supply subscription held on the 26th, 28,074 applicants applied for 594 units, recording an average competition rate of 47.26 to 1. In particular, the life-first special supply, which recruited 105 units, received 13,361 applications, achieving a high competition rate of 127.25 to 1, demonstrating strong interest and popularity.
This momentum continued into the first-priority subscription. According to the Korea Real Estate Agency’s subscription website, on August 27 (Tuesday), the first-priority (local area) subscription received 58,684 applications for 650 units (excluding special supply), recording an average competition rate of 90.28 to 1 and closing all types in the first-priority local area. The highest competition rate was for the 59㎡B type, with a rate of 233.08 to 1.
The number of subscriptions for ‘The H Bangbae’ is the second highest in the past 20 years among complexes in Seocho-gu and Gangnam-gu. The highest was ‘Raemian Onepentas,’ which received applications in July. That complex is located in a newly built apartment-dense area of Banpo and was called a lottery complex with a price difference of over 2 billion KRW compared to nearby market prices. Unlike that, ‘The H Bangbae’ is located in Bangbae-dong, where older apartments are concentrated, and despite concerns about a lack of safety margin compared to Banpo, it recorded the second highest number of subscriptions ever, proving the brand power of the high-end residential brand ‘The H.’
The industry responded that the subscription results of The H Bangbae were anticipated. ‘The H Bangbae’ is located in a prime area of Bangbae-dong, Seocho-gu, and is Hyundai Construction’s high-end apartment brand ‘The H,’ ranked first in the high-end residential category of the Korea Standard Association’s 2024 Premium Brand Index, supplied after four years, generating high expectations. Additionally, it is the largest new complex in Bangbae-dong with 3,064 units, featuring specialized designs and various community facilities, which contributed to its success. The absence of a residence obligation, reducing financial burden, also attracted demand.
A sales official said, “The H Bangbae is a complex introduced in Seocho-gu, one of the Gangnam 3 districts, and many customers have been waiting for its sale for a long time. Since the model house opened, its excellent product quality and location have spread by word of mouth, attracting much interest. Compared to surrounding market prices, it has high price competitiveness, and since there is no residence obligation, financial burden is minimized, so contracts are expected to proceed smoothly.”
Meanwhile, ‘The H Bangbae’ is being developed with 29 buildings ranging from 4 basement floors to 33 floors above ground, with a total of 3,064 units ranging from 59 to 175㎡ in exclusive area. Among them, 1,244 units with exclusive areas from 59 to 114㎡ were supplied for general sale. The announcement of winners is scheduled for September 4 (Wednesday), and the official contract period will be from September 19 (Thursday) to September 26 (Thursday), lasting eight days.
The complex’s excellent location is a key strength. Nearby Bangbae Elementary School is within walking distance, ensuring safe commuting for children, and prestigious local schools such as Seomun Girls’ High School, Dongduk Girls’ High School, Sangmun High School, Seoul High School, and Seocho High School are close by. Additionally, the National Library of Korea and Bangbae 1-dong Small Library are easily accessible.
Living infrastructure is also well established. Shopping facilities such as Shinsegae Department Store Gangnam Branch and Homeplus are nearby, along with Catholic University Seoul St. Mary’s Hospital. Cultural facilities such as the Seoul Arts Center, National Gugak Center, and Hangaram Design Museum at the Arts Center are also close. Furthermore, Bangbae Park, Isu Hill, and Children’s Park are located around the complex.
Transportation conditions are excellent. The complex is within walking distance of Isu Station on Subway Lines 4 and 7 and Bangbae Station on Line 2. It is easy to access the entire Seoul area, including the Gangnam Business District (GBD), via Seocho-daero. Additionally, access to the Gangnam Circular Urban Expressway and Gyeongbu Expressway is convenient through Sadang IC and Seocho IC.
