This is due to the recent surge in apartment transactions and rising prices in the metropolitan area. Additionally, the continuously increasing sale prices have also heightened the desire to purchase newly built apartments.
At 10 a.m. on the 8th, the model house of 'Icheon Bubal Station EFETE,' located near Bubal Station in Icheon-si, Gyeonggi-do, was crowded with people as soon as it opened. This was a massive turnout for a large-scale newly built apartment complex newly offered in Bubal-eup, Icheon-si, for the first time in 10 years, priced about 100 million KRW cheaper than surrounding complexes.
HL D&I Hanla announced on the 12th that about 10,000 people visited the 'Icheon Bubal Station EFETE' model house over four days from the opening day on the 8th through the weekend. A sales official said, "The real estate market in Icheon varies greatly by area. Bubal-eup has had no apartment supply for 10 years, and with prices about 100 million KRW cheaper than Anheung-dong, there are many alternative demanders who want proximity to work and newly built apartments."
People lined up long before the model house entrance opened. There were even situations where visitors had to wait a long time to see the model houses of each type on display. Visitors carefully examined the interiors of the model houses by type and consulted with sales representatives about loan conditions. Kim (38), a consumer who visited the model house, said, "It is located just across the street from SK Hynix's Icheon headquarters, offering the advantage of 'real proximity to work.' Also, the price is about 100 million KRW cheaper than surrounding areas, and with transportation and various development benefits, I came to check it out and am preparing to apply."
Icheon Bubal Station EFETE is located in the Amiri area of Bubal-eup, Icheon-si, Gyeonggi-do. It consists of 671 apartment units and 32 officetel units in seven buildings ranging from four basement floors to a maximum of 35 floors above ground. All apartment units are 84㎡ (exclusive area), the most preferred size by actual users, and are divided by floor plan into ▲Type A with 339 units ▲Type B with 76 units ▲Type C with 64 units ▲Type D with 192 units. The officetels are ▲94㎡ with 8 units and ▲111㎡ with 24 units. Once completed as planned, it will be the tallest 35-story building in Bubal-eup and is expected to become a local landmark. Move-in is scheduled for May 2028.
The sale price averages about 590 million KRW for the 84㎡ exclusive area. Considering that apartments of the same size sold in Icheon in the first half of this year were priced at 698.8 million KRW, this is about 100 million KRW cheaper. The subscription starts with special supply on August 19, followed by first priority on the 20th and second priority general supply on the 21st. Contracts can be made with a down payment of 10 million KRW, and resale is allowed six months later.
Another advantage is that Icheon Bubal Station EFETE is the first apartment to be sold in the Icheon area after HL D&I Hanla changed its brand to EFETE after 27 years. Visitors to the model house all evaluated the location as excellent. SK Hynix is located just across the street, and Bubal Station is a walkable station with quick access to Pangyo and Gangnam Station, which is noteworthy.
Using the nearby Gyeonggang Line Bubal Station, which is within walking distance, one can travel to Pangyo Station without transfers. From Pangyo Station, transferring to the Shinbundang Line makes it convenient to reach Gangnam Station. Transferring at Imae Station to the Suin-Bundang Line also facilitates commuting to Bundang. Additionally, from Seongnam Station, which opened in March this year, taking the metropolitan area express railway (GTX)-A line allows comfortable travel to Seoul Suseo Station.
Although the complex consists solely of 84㎡ units, Types A and C are slab-type, and Types B and D are tower-type, offering consumers a wider choice. This was designed to accommodate consumer preferences for both slab and tower types. Notably, the slab-type 84㎡ Types A and C have built-in closets (optional) that can be installed on the wall between bedrooms 2 and 3, which are adjacent. The tower-type 84㎡ Types B and D have a wide corridor from the entrance to the living room to enhance openness.
All types feature underfloor heating in the master bathroom floor, allowing for dry use. The ceiling is equipped with a bathroom combined ventilation fan (optional) that dries the body after showering. A site official said, "This complex has the highest parking space per household in the area, securing 1.44 parking spaces per apartment unit, and more than two parking spaces per officetel unit."
The complex is equipped with various advanced systems inside. According to a site official, it offers Digital Life with home network and one-pass systems, Economic Life with LED lighting, integrated switch lighting, and first-class condensing boilers, Safe Life with sprinklers installed in all units and CCTV security, and Comfort Life with electric laundry drying racks and unmanned parcel delivery systems.
Sales officials particularly emphasized the educational specialization advantages applied to 'Icheon Bubal Station EFETE.' This is due to HL D&I Hanla signing a business agreement (MOU) in May with Oh Heon-seok, CEO of Aptimizer, regarding the 'EFETE specialized customized premium education service.' Aptimizer, founded by Oh Heon-seok, a professor in the Department of Education at Seoul National University, is a subsidiary of Seoul National University Technology Holdings.
Under this agreement, HL D&I Hanla will apply the 'Education Service Center Project (Edu Premium Project)' to this apartment. This involves assessing the aptitudes of resident children from elementary to high school through online surveys once or twice a year, recommending universities or departments, providing career counseling through face-to-face and non-face-to-face mentoring with Seoul National University students, and offering various experiential education programs using augmented reality (AR), virtual reality (VR), and 3D printers.
An HL D&I Hanla official met on-site particularly emphasized the many development benefits around Icheon Bubal Station EFETE. Icheon City has announced plans to create residential complexes of about 3,900 households north of Bubal Station (around 520,000㎡) and about 5,800 households south of Bubal Station (around 500,000㎡).
Especially notable are the many transportation benefits around the complex. The Gyeonggang Line boom is representative. The entire double-track electrification project of the east-west metropolitan railway network, the Gyeonggang Line, is progressing smoothly with a target opening in 2028. This project connects 244 km from Incheon Songdo to Pangyo, Bubal, and Gangneung, linking the Suin Line (Songdo to Wolgot), Wolpan Line (Wolgot to Pangyo, under construction), and Gyeonggang Line (Pangyo to Yeoju, Yeoju to Wonju/under construction, Wonju to Gangneung). Following the groundbreaking of the Wolgot to Pangyo section in 2021, construction of the last piece of the Gyeonggang Line, the Yeoju to Wonju section, also began earlier this year.

Once the entire Gyeonggang Line, which will be served by the semi-high-speed train 'KTX Eum,' opens, it will take about an hour to reach Incheon and Gangneung from Bubal Station. According to site officials, it will connect Incheon Songdo to Gangneung in about 1 hour and 50 minutes. If plans proceed as scheduled, Bubal Station will have a comprehensive transportation network with metropolitan subway, high-speed rail (KTX·SRT), and GTX lines passing through. The recent announcement that Bubal Station is included in the 'Phase 2 GTX Project' is also a positive development.
