'5 Billion Lotto Expectation' Raemian Reventus Special Supply Average 195 to 1
More than 12,000 people flocked to apply for the special supply of 'Raemian Reventus' in Dogok-dong, Gangnam-gu, Seoul, where a price difference of over 500 million KRW is expected upon winning.
According to the Korea Real Estate Board's subscription homepage on the 6th, Raemian Reventus recorded an average competition rate of 195 to 1, with a total of 12,092 applicants for 62 units in the special supply held the previous day.
By category, 5,941 people applied for the 11 units allocated for the first-time homebuyer special supply, resulting in a competition rate of 540.1 to 1. The newlywed couple special supply (23 units) had a competition rate of 183.9 to 1. The multi-child family special supply also showed a high competition rate of 157.6 to 1, with 1,734 applicants for 11 units.
Raemian Reventus, a reconstruction of Samho Apartment, consists of 308 units in four buildings ranging from three basement floors to a maximum of 18 floors above ground, of which 133 units are for general sale. The sale price is set at 64.8 million KRW per 3.3㎡, amounting to approximately 2.16 billion to 2.27 billion KRW for an exclusive area of 84㎡. It is evaluated to be about 500 million KRW cheaper than the surrounding market price due to the application of the price ceiling system.
However, compared to 'Raemian One Pentas' in Banpo-dong, Seocho-gu, which started subscription a week earlier, the result is less than half. Although it is the same Raemian brand and a 'lottery subscription' complex, it is smaller in scale and the preference for the location in Banpo-dong, the central area of Seocho-gu, is considered to have a greater influence than Dogok-dong. Moreover, Raemian Reventus lacks luxury community facilities such as a gym and golf course, which has been pointed out as a downside.
Raemian One Pentas recorded an average competition rate of 352.5 to 1 with 40,183 applicants for 114 units in the special supply on the 29th of last month. The first-time homebuyer special supply (19 units) attracted the most applicants with 21,204 people. Although it is a post-sale complex priced at 67.37 million KRW per 3.3㎡ and the payment schedule is tight, the expectation of a price difference in the 2 billion KRW range upon winning seems to have had a greater effect. Raemian One Pentas, a reconstruction of Sinbanpo 15th complex, consists of 641 units in six buildings ranging from four basement floors to a maximum of 35 floors above ground.

Meanwhile, Raemian Reventus will accept first-priority applications from the relevant area (residents of Seoul for over 2 years) on the day, and first-priority applications from other areas (residents of Seoul for less than 2 years and residents of the metropolitan area) on the 7th. The expected move-in period is the second half of 2026.
