‘Suncheon Grand Park Xi’ is the first ‘Xi’ brand introduced in Suncheon, offering the advantage of being located near Suncheonman National Garden. Buyers are expecting a quick sell-out during the official contract period, which runs until the 17th (Wednesday).
Previously, Suncheon Grand Park Xi attracted 8,366 applicants in the first priority subscription, recording an average competition rate of 12.1 to 1, demonstrating significant interest. In particular, as prices continue to rise, more buyers are aiming to secure their homes before further increases.
A sales representative stated, “There has been strong interest not only from Suncheon but across the entire Jeonnam region, with positive reviews on location, future value, brand, and product quality. Especially, after achieving double-digit competition rates, which are rare in provincial areas, the enthusiastic atmosphere continues through the official contract period, raising high expectations for a complete sell-out.”
The clear turnaround in the sales market since June also played a role. Apartment prices have been recovering from Seoul to the metropolitan area and provinces, and the number of successfully sold complexes has increased significantly. According to data from Real Estate R114, the nationwide first priority subscription competition rate in June was 12.6 to 1, more than double the 4.9 to 1 rate from January to May.
The prices are also reasonable. Buyers are increasingly aware that they need to purchase quickly before prices rise further. According to the Housing and Urban Guarantee Corporation (HUG), as of June this year, the nationwide private apartment sale prices rose 14.8% compared to the same period last year. The possibility of further increases is high due to the upcoming mandatory certification of zero-energy buildings. Starting next year, private multi-family housing complexes with 30 or more units will be required to comply with zero-energy building standards, increasing construction difficulty. Rising costs of various building materials are also a factor.
The scarcity of new branded apartments in the region is also notable. According to the real estate industry, Suncheon has seen about 2,800 units sold in 2022, and it has been about two years since then that Suncheon Grand Park Xi has been launched. Over the past five years (2019?2023), only about 7,900 units have been supplied, and first-tier brand complexes are rare in the area.
Buyers participating in the official contract have praised the location, future value, and product quality of Suncheon Grand Park Xi. The most outstanding feature is its location near Suncheonman National Garden, considered a core area in Suncheon. Suncheonman National Garden is Korea’s first national garden, covering 926,992 square meters (approximately 280,000 pyeong), about twice the size of Seoul Forest. According to the Korea Culture & Tourism Institute, Suncheonman National Garden attracted 7.78 million visitors last year, ranking first in the country, surpassing Yongin Everland, making it a ‘hot place.’ The nearby Ocheon Green Plaza, a key part of Suncheon’s plaza culture connected to the garden, adds to the pleasant environment.
Many representative convenience facilities of Suncheon are located nearby. KTX and SRT Suncheon Station is just a 5-minute drive away, and Suncheon IC and Dong Suncheon IC are adjacent, providing excellent access to the metropolitan transportation network. Located in the southern part of Suncheon, it is also easy to access National Route 2 and National Route 17, making travel to Gwangyang and Yeosu convenient.
Suncheon Grand Park Xi, the first Xi apartment in Suncheon, has been carefully designed in terms of product composition. All units are primarily south-facing with 4-bay and 5-bay layouts to maximize natural light. Wide distances between buildings ensure residents’ privacy and unobstructed views.
