Daebang Industrial Development announced on the 9th that ‘Dongtan 2 New City Dongtan Station Daebang Elyum The Signature,’ located in Osan-dong, Hwaseong-si, Gyeonggi-do, recorded an average competition rate of 626.99 to 1, with all housing types closing at the first priority subscription.
According to the Korea Real Estate Agency’s Subscription Home, Dongtan Station Daebang Elyum received 116,621 applications for 186 general supply units in the first priority subscription held the previous day, resulting in an average competition rate of 626.99 to 1. This surpassed the record of 100,000 applicants for the ‘Gwacheon Dietre’ first priority subscription on the 3rd, making it the complex with the highest number of first priority applicants this year. Meanwhile, the ‘Gwacheon Dietre’ also produced two perfect score subscription accounts (84 points) in today’s (Wednesday, 10th) winner announcement. This marks a continued subscription success for the Daebang Group (Daebang Industrial Development, Daebang Construction).
The highest competition rate was recorded for the 82㎡A unit. With 69 units available, about 570,000 applicants competed, resulting in a competition rate of 832.83 to 1. This was followed by △63㎡A (551.17 to 1) △63㎡B (544.79 to 1) △82㎡B (476.13 to 1). It is analyzed that not only residents of Hwaseong-si but also residents from other parts of Gyeonggi-do and Seoul applied in large numbers.
The popularity of this complex appears to be due to it being the last private sale near Dongtan Station and the application of the price ceiling system. According to the Ministry of Land, Infrastructure and Transport’s actual transaction price disclosure system, the ‘Dongtan Station Lin Strauss’ 84㎡ unit was traded for 1.16 billion KRW in March, establishing the market price. The sale price of ‘Dongtan Station Daebang Elyum’ was set from a minimum of approximately 594 million KRW for the 82㎡ unit.
Following the over 110,000 first priority subscription accounts for ‘Dongtan Station Daebang Elyum,’ other simultaneous subscriptions such as ‘Seongnam Geumto Pangyo Technovalley Joongheung S-Class’ and ‘Paju Unjeong 3 Easy The One’ have also attracted 10,000 to 30,000 subscription accounts, heating up the summer metropolitan area subscription market.
In the special supply held the previous day, 18,365 applications were received for 278 units, recording an average competition rate of 66 to 1, leading to expectations of a large influx of applicants in the first priority subscription as well. Winners will be announced on the 17th (Wednesday), and the official contract period will be held over three days from the 29th to the 31st.
Meanwhile, at the model house, there were many favorable reviews for the officetels offering balcony service areas for the first time in Dongtan New City. For the complex’s officetels, the subscription threshold is lower compared to apartments, and temporary benefits such as a 5% down payment, interest-free intermediate payments, and free provision of premium options are offered, reducing the burden.
