‘Songpa Hillstate ePyeonhansesang Munjeong’ On-site Commercial Spaces, First-Come, First-Served Sale
Near the commercial spaces within the 'Songpa Hillstate ePyeonhansesang Munjeong' complex, currently being sold on a first-come, first-served basis in Munjeong-dong, Songpa-gu, a senior welfare center, Jangji-dong complex office building, and childcare facilities are set to open one after another, attracting attention.
These facilities, scheduled to open in June as part of a donation from the Munjeong-dong detached house reconstruction maintenance project, are expected to provide various welfare services for Jangji-dong residents, seniors, and young parents, indicating significant demand for their use.
The commercial spaces within the 'Songpa Hillstate ePyeonhansesang Munjeong' complex, completed by the Hillstate and ePyeonhansesang consortium, consist of a total of 19 units across 2 buildings, currently available for sale on a first-come, first-served basis. Depending on the location, specialized business types can be selected: Unit 10 in Building 1 is located at a main entrance facing the main road, expected to attract external customers. Unit 9 in Building 2, a courtyard commercial space, is adjacent to the walking trail and the complex office building, allowing it to absorb foot traffic.
In particular, the residents using these public facilities, which are being established through donation, are expected to become the potential demand for these commercial spaces, with the scale anticipated to be considerable.
First, the senior welfare center, newly constructed by Songpa-gu to address the insufficient senior welfare demand, will provide various welfare services to seniors in Songpa-gu. As of January 2024, the population of seniors aged 65 and over in Songpa-gu is the highest among Seoul’s 25 districts, totaling 110,520 people. The center has a total floor area of 4,282㎡, with one basement floor and four above-ground floors, comprising various indoor sports facilities, informatization and emotional spaces, and education and learning spaces. Located right next to the commercial spaces, seniors using the welfare center are highly likely to become potential customers for the commercial units.
Additionally, near the commercial spaces, the Jangji-dong complex office building and childcare facilities are also about to open. Residents of Jangji-dong who will use the various leisure, cultural, and welfare facilities of the complex office building, as well as young parents who will use the childcare facilities, are expected to become potential users of the commercial spaces.
Above all, these commercial spaces are already highly valued not only for the potential demand from public facility users but also for their abundant basic fixed demand and surrounding demand.
The ‘Hillstate ePyeonhansesang Munjeong’ residential complex, where the commercial facilities are located, consists of 1,265 households, providing a solid fixed demand base.
