Demand Surges for 'Trius Gwangmyeong' as New Elementary School Nears Completion

'Trius Gwangmyeong,' located in Gwangmyeong, Gyeonggi Province, is set to become a residential complex with an elementary school on site. As people in their 30s and 40s with young children have become the main force in the real estate market, demand is surging with the establishment of the new elementary school now imminent.
According to the redevelopment industry, the Gwangmyeong 2R District Housing Redevelopment Association received an 'approval' result on April 16, 2024, from the Gyeonggi Gwangmyeong Office of Education regarding the educational environment impact assessment for the establishment of Gwangmyeong 1 Elementary School. Earlier, in February 2024, the association met sunlight standards by planning to install a complex facility beneath the school, which led to this achievement. As a result, the opening of the new elementary school is now imminent.
The installation of a public daycare center is also progressing smoothly. The association recently conducted a survey among residents on whether to install and operate a public daycare center, and a majority voted in favor. Accordingly, the association plans to proceed with the installation of the public daycare center in time for residents to move in.
Once all administrative procedures are completed and both the elementary school and public daycare center are established within the Gwangmyeong 2R District, Trius Gwangmyeong will become the biggest beneficiary. This is because children will be able to walk to both the elementary school and the public daycare center from the complex.
This news is especially welcomed in Gwangmyeong, where people in their 30s and 40s are the primary demand group in the real estate market. According to data from the Korea Real Estate Board, from January to February 2024, apartment purchases by people in their 30s and 40s in Gwangmyeong accounted for approximately 59.31% of all transactions-significantly higher than the Gyeonggi Province average of 54.96%.
In addition, Trius Gwangmyeong offers the largest number of general sale units with an exclusive area of 84㎡ among all complexes previously sold in Gwangmyeong New Town. Future complexes scheduled for sale in Gwangmyeong New Town are expected to offer only a very limited number of units of the same size, which has led to a significant increase in inquiries from potential buyers. In fact, the third round of random allocation held earlier this month recorded a competition rate of 4.32 to 1, bringing the project close to selling out.
Meanwhile, Trius Gwangmyeong, presented by a consortium of Daewoo E&C, Lotte E&C, and Hyundai Engineering, is currently accepting contracts on a first-come, first-served basis. As a post-sale complex scheduled for occupancy in December 2024, it allows for quick move-in and offers various options, including balcony expansion, as standard. Furthermore, unlike most other complexes that require a down payment of 10-20%, Trius Gwangmyeong offers a reduced down payment of 5%, easing the initial financial burden for buyers.
It is also noteworthy that the complex is being supplied at a reasonable price amid rapidly rising pre-sale prices. According to the Housing and Urban Guarantee Corporation (HUG), the pre-sale price per 3.3㎡ for private apartments in the Seoul metropolitan area rose by a remarkable 17.99% over the past year (March 2023 to March 2024). As construction costs are expected to rise further, leading to higher pre-sale prices, the project is being reassessed in the market.
The complex is within walking distance of Gwangmyeongsageori Station on Subway Line 7 and Gaebong Station on Subway Line 1, providing direct access to Seoul Station, Express Bus Terminal, and Gangnam-gu Office without transfers. There is also a bus stop in front of the complex where more than ten bus routes stop, making public transportation highly convenient.
Following the announcement of the 5th National Railroad Network Plan and the new GTX-D line (Gwangmyeong Siheung Station), Gwangmyeong New Town has been recognized as a beneficiary area. Once the line opens, it is expected that travel from Gwangmyeong New Town to Gangnam will take around 20 minutes.
The complex is also within walking distance of Gwangmyeongbuk Middle School and Gwangmyeongbuk High School. Residents have easy access to Yeonseo Library, academies near Gwangmyeongsageori Station and Cheolsan-dong, and Mok-dong's academy district is also conveniently reachable by car. Within a 1km radius, there are shopping and cultural facilities such as Gwangmyeong Traditional Market and Lotte Cinema, as well as administrative institutions like Gwangmyeong City Hall and Gwangmyeong Citizens' Center. Additionally, residents can enjoy the lifestyle infrastructure of Cheolsan Station, including Jungang Market and Cheolsan Rodeo Street, as well as the Guro-gu area, with Costco Gocheok and Gocheok I'Park Mall nearby.
