Old residential areas in Banghwa-dong, Gangseo-gu and Pungnap-dong, Songpa-gu in Seoul will be transformed into residential complexes with a scale of 2,300 households.
Seoul City announced on the 8th that at the 3rd Integrated Review Committee for Small-scale Housing Maintenance held on the 7th, two integrated reviews were passed, including 'Moa Town in the area of 592-1 Banghwa-dong, Gangseo-gu' and 'Moa Town in the area of 483-10 Pungnap-dong, Songpa-gu.'

View original imageFor Banghwa-dong, Gangseo-gu, the Moa Town management plan amendment was approved with modifications. It includes ▲upgrading the zoning area (from Type 2 residential under 7 floors → Type 2 and 3 general residential areas), ▲improvements to roads and other maintenance infrastructure, and ▲plans for promoting the Moa Housing project. Six Moa Housing projects will be promoted, and a total of 1,389 households are expected to be supplied.
This area was selected as a Moa Town target site through a public contest in 2022 due to the concentration of old and deteriorated buildings, narrow roads, and lack of parking spaces, resulting in poor residential conditions. The city stated that it will improve the residential environment and enhance residents' quality of life through the Moa Housing project.
On Geumnanghwa-ro 11-gil, a main living street in the target area, a new road connecting to Geumnanghwa-ro (20m) will be constructed, and the width will be expanded from 8m to 12m to create a resident-friendly living street with open shared facilities densely arranged.

The main contents of the management plan include ▲zoning district changes (adjustment of the scope of the Olympic-ro scenic street specialized landscape district), ▲upgrading the zoning area (from Type 2 residential under 7 floors → Type 2 general residential area), ▲expansion of maintenance infrastructure such as roads and parks, ▲designation of possible areas for Moa Housing (street housing maintenance type) projects, and ▲designation of special architectural districts and preparation of basic design plans to introduce creative designs for Moa Housing.
The Olympic-ro scenic street specialized landscape district was originally planned to allow buildings up to 6 floors (which can be relaxed to 8 floors through review) within 18m from Olympic-ro to the project site, but if the Moa Housing project is implemented, the scope will be adjusted to 5m, allowing buildings up to 20 floors. Also, the zoning area was upgraded from Type 2 residential under 7 floors, which restricts floors to an average of 13 floors or less, to Type 2 area, removing floor restrictions.
In particular, the Pungnap-dong Moa Town was selected as a target site for the 'Moa Town Public Management Pilot Project' by Seoul Housing & Communities Corporation (SH Corporation) in March last year. SH Corporation supports everything from establishing the management plan to forming the association, and if more than half of the association members agree after the association is established, joint project implementation is also possible. When jointly implemented with SH Corporation, the project area can be expanded from 20,000 to up to 40,000㎡, allowing the project to be carried out at a lower cost than when jointly implemented with private companies.
