Gongdeok 7 District Reborn as Apartment Complex with Up to 26 Floors and 703 Units
Reinitiated under New Urban Planning Two Years After 2015 Zone Deregulation
Maintenance Plan Approved by City Planning Committee
Includes Care Facilities and Open Community Spaces
Gongdeok 7 District, which has been promoted through rapid integrated planning for redevelopment projects, will be built with a maximum of 26 floors and 703 households.
On the 7th, the Seoul Metropolitan Government announced that it had amended and approved the "Designation of Redevelopment Area and Redevelopment Plan Decision (Draft) for Gongdeok 7 Housing Redevelopment Project in the area of 115-97 Gongdeok-dong, Mapo-gu" at the 2nd Urban Planning Committee Rapid Integrated Planning Redevelopment Project and Authorized Subcommittee held the previous day.
The area of 115-97 Gongdeok-dong is close to the city center, but the local conditions were poor, with 84.8% of the buildings in the area being old or deteriorated and 72.5% being undersized lots, making it a region in need of residential development.
The area of 115-97 Gongdeok-dong was designated as Gongdeok 18 District but was deregulated in 2015. Redevelopment efforts resumed two years ago. In April 2022, residents applied to start rapid integrated planning, which was completed in July last year. After public inspection by residents and hearing opinions from the district council, the redevelopment plan was drafted.

View original imageThrough this review, the redevelopment plan was finalized to build 10 buildings with a floor area ratio of 234.94%, a maximum of 26 floors, and 703 households. A 6-meter-wide public pedestrian passage will be created connecting the main road on the east side (Mallijae-ro) and the back road on the west side (Mallijae Old Road). The plan also includes care facilities and open community spaces to meet various local care needs.

Han Byung-yong, Director of the Housing Policy Office of Seoul City, said, "Following the decision of the Urban Planning Authorized Subcommittee, a new housing redevelopment area has been designated to supply housing, which is expected to contribute to the stable supply of housing within Seoul by developing the deteriorated residential areas in the city center."
