Development of a Large Complex Embracing Guksabong Forest Area
Establishment of Development Plans Linked with Surrounding Development Sites
Connection to Seongdae-ro, Cultural Park, Sports Facilities, etc.
Sangdo 15 District will be reborn as a large-scale apartment complex with 3,200 households embracing Guksabong.
On the 4th, Seoul announced the confirmation of the rapid integrated planning for the redevelopment project in the area of 279 Sangdo-dong, Dongjak-gu, Seoul (hereinafter Sangdo 15 District).
Sangdo 15 District is classified as Type 1 and 2 general residential areas, covering 141,286㎡. Currently, buildings can be constructed up to 7 floors, but the building height restriction will be relaxed to a maximum of 35 floors, accommodating about 3,200 households. The total number of households, including rental housing units, will be finalized during the maintenance plan drafting.
The city expects that the designation of the maintenance district and the decision on the maintenance plan will be completed within the year due to the simplification of the rapid integrated planning procedure. By applying the Urban Planning Committee’s delegated subcommittee and integrated review of the project implementation plan, the overall project period is also expected to be shortened.
The Sangdo-dong area will be transformed into a large-scale residential complex with more than 6,000 households, including Sangdo 14 and 15 Districts. Around the target site, there are two Moa Town selected sites and Sangdo 14 District (about 1,191 households) and Sangdo 11 District (about 771 households), where rapid integrated planning was completed last June. The city plans to develop this area as a representative residential complex in the southwest region through full support in cooperation with the local district in line with the development project flow.
The city’s rapid integrated planning proposal for Sangdo 15 District includes three plans: securing public facilities needed in the area, creating a landscape that harmonizes with Guksabong and the local scenery, and a pedestrian-friendly complex utilizing the terrain’s elevation differences.
Plans are also being made to connect Seongdaero (20m), which will become the center of local transportation, by reviewing it integrally with surrounding development projects and widening the road to four lanes. Public facilities for residents such as a cultural park supporting the surrounding low-rise residential area, an indoor badminton court, and a public parking lot will be established.

View original imageThe apartment building height will be relaxed to a maximum of 35 floors, and a cultural park will be created at the entrance of the complex to secure an open view corridor toward Guksabong. To harmonize with the surrounding low-rise residential areas, the center of the complex will be arranged with high-rise buildings, and the areas adjacent to low-rise residential zones will be arranged with mid- to low-rise buildings to create a diverse landscape.
Considering the characteristics of the site located on a steep slope with about a 50m elevation difference, the city has prepared a three-dimensional pedestrian and site formation plan that utilizes the terrain’s elevation difference and allows convenient pedestrian connectivity within the complex. Using the elevation difference, street-type commercial areas, terrace houses, and community facilities will be arranged, and since a village bus route passes through the complex, pedestrian paths and roads will be separated, and underground spaces will be utilized integrally.

Through the maintenance of regional infrastructure linked to development projects in the area, it will be reborn as an eco-friendly representative residential area in the southwest region."
