Redevelopment of Myeonmok 7 District near Yongmasan with up to 35 Floors and 1,447 Households
The aging residential area in Myeonmok 7 District, Jungnang-gu, Seoul, will be redeveloped into up to 35-story buildings with 1,447 households through the Rapid Integrated Planning project.
On the 13th, the Seoul Metropolitan Government held the Urban Planning Committee's Rapid Integrated Planning Maintenance Project and the Authorized Subcommittee meeting, and on the 14th announced that the 'Myeonmok 7 District Housing Maintenance-type Redevelopment Project' maintenance plan decision and maintenance district designation proposal were 'conditionally approved.'
The target area consists of a mix of aging single-family and multi-family houses, with poor pedestrian environments. Since being selected as a Rapid Integrated Planning candidate site in December 2021, a maintenance plan reflecting the Rapid Integrated Planning guidelines was established, and a request for designation as a maintenance district was made. Through this review, the district designation was approved. Accordingly, it is expected to be transformed into an open residential complex that leads vitality at the community level.
To ensure safe movement for pedestrians traveling to nearby schools and Myeonmok Station adjacent to the site, a public pedestrian passage within the complex was planned. Gyeomjae-ro 54-gil and Sangbong-ro 1-gil were widened, separating pedestrian and vehicle routes to improve the local traffic environment and create a safe pedestrian environment.
Additionally, at the intersection of Gyeomjae-ro 54-gil and Sangbong-ro 1-gil, which are major streets in the area, public facilities such as parks and sports facilities needed by the community will be established. A skyline harmonizing with the adjacent low-rise residential areas and natural scenery such as Yongmasan Mountain will be created to blend with the surrounding area.
Through this review, the zoning was upgraded from Type 2 (up to 7 floors) and Type 2 General Residential Area to Type 3 General Residential Area. A floor area ratio of up to 299.87% (for the Type 3 part) will be applied, and redevelopment will proceed with buildings up to 35 floors and a total of 1,447 households (including 379 rental housing units).
