Korea Land Trust Designated as Project Implementer for Yeouido Samik Reconstruction
Korea Land Trust announced on the 6th that it was designated as the reconstruction project implementer for Samik Apartment in Yeouido-dong, Yeongdeungpo-gu, Seoul on the 2nd. This comes about four months after signing a business promotion memorandum of understanding (MOU) for the trust-type project.
The Yeouido Samik Reconstruction Promotion Committee held an owners' general meeting on June 10 and selected Korea Land Trust as the preliminary trustee.
Korea Land Trust obtained consent from 85% of all landowners about one month after initiating the procedure for designation as the project implementer. A Korea Land Trust official stated, "Rather than one-sided promotion emphasizing only the advantages of the trust-type maintenance project, detailed explanations of Korea Land Trust’s past success cases and strengths are said to have gained trust."
The Yeouido Samik reconstruction is the first reconstruction site where Korea Land Trust has stepped into Yeouido. Korea Land Trust plans to simultaneously achieve both rapid project promotion and meticulous risk management.
In fact, Korea Land Trust is implementing internal management reinforcement measures for each stage of permits and project phases (maintenance plan - architectural review - project implementation approval - management disposition approval - groundbreaking - completion) in line with the continuous expansion of maintenance projects. Given the ongoing domestic and international market instability, they are actively managing not only project review for contract acquisition but also pre-sharing issues that may affect project progress according to the situation.
A Korea Land Trust official said, “We have strengths in transparent and thorough project management based on industry-leading risk management capabilities and the deployment of professional personnel,” adding, “We will do our best to make Samik Apartment one of the landmark complexes in the area in line with Yeouido’s future development plans as a finance-specialized city and the development plans of surrounding apartment districts.”
Korea Land Trust plans to promote maintenance projects through a rapid integrated planning resident proposal method and coordinate the permit process to balance opinions among Seoul City, Yeongdeungpo-gu, and residents.
Meanwhile, Korea Land Trust has built excellent success cases since the early days of the 2016 revision of the Urban Maintenance Act by engaging in trust-type maintenance projects. A representative example is ‘e-Pyeonhansesang Daejeon Ecoforet (Yongun Jugong Reconstruction),’ the first large-scale complex (2,267 households) where the trust company completed occupancy as the project agent.
The ‘Magok Sinan Villa Reconstruction,’ which received project implementer designation notification in July this year, is a case that revived project momentum by resolving conflicts among stakeholders. After the maintenance zone was designated in 2012 and member sales applications were completed, the project site had a court ruling invalidating the association establishment due to omission of commercial property owners. To promote efficient project progress, the project switched to a trust-type method, signed an MOU with Korea Land Trust in 2023, and accelerated project re-promotion. Korea Land Trust faithfully fulfilled its role as a mediator, resolving conflicts through consensus-building and putting the project back on track.

A Korea Land Trust official said, “The role of the trust company is not only speed but also to carefully check parts that landowners might miss during the permit process and to proceed with the project without any setbacks.”
