Mapo-gu (Mayor Park Gang-su) is set to actively promote the "Gongdeok Station Transit-Oriented Development (TOD) Activation Project," aiming to commence construction in the first half of 2025.
The project site, located at 168-9 Yeomni-dong, is a prime transit hub in the Mapo-Gongdeok area according to Seoul's urban master plan, served by four subway lines: Lines 5 and 6, the Gyeongui-Jungang Line, and the Airport Railroad.
Additionally, it is situated at a strategic transportation nexus, serving as a global business axis connecting Sangam, Susaek, and Yongsan, as well as an urban business corridor linking Yeongdeungpo, Yeouido, and the Hanyangdoseong Fortress.
To maximize the project's impact, Mapo-gu has conducted thorough reviews since selecting the site in September 2021, holding multiple meetings with master planners (MP), Seoul city officials, and expert advisory panels, culminating in the preparation of a district unit plan in August this year.
According to the district unit plan, the district will first upgrade the zoning of the site to a general commercial area, appropriate to its hierarchy, and plans to construct two buildings.
Each building will consist of one office facility building with six basement levels and 24 above-ground floors, totaling a gross floor area of 98,015㎡, and one public contribution building with six basement levels and eight above-ground floors, totaling 15,995㎡.
A district official stated, "The office building will house 4,760 employees from 12 affiliates of the DaouKiwoom Group, and it is expected to create approximately 7,400 jobs and stimulate consumption in the future." He added, "Financially, the project is anticipated to generate about 1.03 trillion KRW in direct and indirect economic effects."
Notably, the 'public contribution building,' which is a facility donated to the district, will be a standalone structure separate from the office building. It will host Mapo-gu's 'Sunlight Center,' providing one-stop services for residents from pregnancy preparation through childbirth and child-rearing.
Park Gang-su, Mayor of Mapo District, visited Gongdeok-dong last May and is having a conversation with officials.
View original imageFurthermore, the plan includes establishing public rental commercial spaces and public rental offices to offer affordable leases to local young entrepreneurs, startups, and small business owners, thereby laying the foundation for future key industries.
Mayor Park Gang-su said, "With the activation of the Gongdeok Station transit-oriented area, this region will become the core zone leading the local economy of Mapo and Gongdeok." He added, "The newly constructed public contribution building will also be efficiently operated as a so-called 'Silppuri Center,' supporting various administrative services that enhance residents' quality of life."

Meanwhile, the district plans to complete public viewing and announcement of the Gongdeok Station TOD activation plan in September and, after completing related procedures, will submit a final decision request to the Seoul Metropolitan Government.
