Redevelopment into a 39-Story Residential Complex Embracing the Han River in Dangsan-dong 6-ga Area
The area of Dangsan-dong 6-ga in Yeongdeungpo-gu, Seoul, will be transformed into a residential complex up to 39 stories high embracing the Han River through redevelopment.
On the 10th, the Seoul Metropolitan Government announced that it had finalized the rapid integrated planning proposal for the redevelopment project of Dangsan-dong 6-ga 104 area. Accordingly, this area will be transformed into a residential complex with up to 39 floors and 780 households.
This location is close to Dangsan Station on subway lines 2 and 9 and within walking distance to the Han River Park, but it had limitations such as a narrow and long land shape and the Han River view being blocked by surrounding apartment complexes.
The city planned to secure a view of the Han River even within this area.
First, creative designs such as open community facilities, void (empty space) pilotis, and indoor public spaces were applied to the tower-type main buildings to be constructed at both the east and west ends of the site, easing the regulations of the special architectural zone. Through this, the building height restriction of about 25 floors does not apply, allowing buildings up to 39 floors.
At the same time, mid-rise buildings of around 17 floors are arranged to connect the Han River view spaces with nearby apartment complexes and to minimize sunlight obstruction in the surrounding area.
A historical and cultural park will be created near the Dangsan Interchange, a pedestrian path connecting Dangsan Station to Han River Park.
The historic and cultural resource located within the redevelopment site, Bugundang, will be relocated inside the park, and a social welfare facility will be installed near the park to serve as a living hub space for residents.
For citizens passing near the site, neighborhood living facilities and community facilities will be arranged, and pedestrian routes connected to the surrounding streets will be created.
The area of Dangsan-dong 6-ga 104 is expected by the city to complete the maintenance plan decision within the year by applying the simplified procedures of the rapid integrated planning proposal.
