SH Corporation "Immediate Repair of Vacant Public Rental Housing"
The Seoul Housing and Communities Corporation (SH Corporation) announced on the 24th that it will change related guidelines to immediately repair public rental housing units that become vacant when tenants move out.
Currently, when an existing tenant moves out of a rental unit, SH Corporation selects a new tenant and provides a pre-inspection period. During this process, there have been cases where prospective tenants who visited some units that were not fully repaired gave up on signing contracts or filed complaints after seeing the poor condition of the units.
In response, the corporation revised the repair standards for vacant rental units, changing the timing of facility repairs from "before the housing is made available" to "immediately upon vacancy occurrence." Repairs will be completed as soon as a unit becomes vacant so that it can be made available to the public at any time and maintained in a condition ready for immediate occupancy.
In cases where supply is delayed despite the unit being repaired, the relevant center will conduct cleaning and facility condition management twice a year on a regular basis to maintain a comfortable environment comparable to newly built apartments.
Additionally, the Housing Supply Department will exclude unrepaired vacant units from the supply target when selecting tenants. The relevant centers will improve related work procedures to ensure that only units with completed repairs are entered into the system as available for supply.
