Major Boost Propels Eunpyeong-gu Western Area's New Residential Town... 'Eunpyeong Xi The Star' Draws Attention

Recently, there has been a noticeable concentration of interest in areas with solid development prospects in the real estate market. This is analyzed to be because the overall regulatory easing has warmed up the market, highlighting the future value of regions with strong development pressure even more.
Seoul’s Eunpyeong-gu is attracting attention, supported by abundant development projects. In fact, large-scale redevelopment projects and transportation developments are becoming visible in Eunpyeong-gu. It is expected that not only will living infrastructure improve, but a self-sustaining economic base will be established, significantly increasing job opportunities.
First, Sinsa-dong Sansemaeul (49,822㎡) and Pyeonbaek Village (61,946㎡) in Eunpyeong-gu have been selected as candidate sites for the Rapid Integrated Redevelopment, a key project of Seoul Mayor Oh Se-hoon. Since the city is involved from the redevelopment planning stage, it is expected to proceed smoothly and early.
On the site of Seoul Innovation Park in Nokbeon-dong, a converged city larger than Gangnam COEX will be built. Facilities with a total area of about 500,000㎡ are planned on approximately 110,000㎡. It will consist of a 60-story landmark tower, a large green plaza, a complex cultural shopping mall, and a residential complex with about 800 households. Specialized office spaces are also planned to strategically attract advanced industries and create quality jobs by linking with nearby Sangam DMC and Magok.
The construction project of the Western Line, which starts from Saejeol Station in Eunpyeong-gu on Line 6 and extends to Seoul National University Station on Line 2, has also entered the visible promotion stage. It will be completed with 16 stations over a total length of 15.6 km, passing through Sinchon and Yeouido. Together with the GTX-A line opening at Yeonsinnae Station on Lines 3 and 6, it is expected to improve transportation convenience in the western part of Seoul.
An industry expert said, “In the case of Eunpyeong-gu, despite a somewhat subdued market environment, the number of buyers showing interest is increasing due to abundant development prospects and expectations for infrastructure establishment. Moreover, after the lifting of regulations, investment demand has become more active, changing the atmosphere of the sales market.”
Accordingly, attention is focused on ‘Eunpyeong Xi The Star,’ currently being sold in the Sinsa-dong area of Eunpyeong-gu. It consists of two buildings with 312 households in total, ranging from basement level 4 to a maximum of 25 floors above ground. GS Construction is in charge of construction, and the units are composed of exclusive areas of 49㎡ and 84㎡.
‘Eunpyeong Xi The Star’ is located in a prime spot that can fully enjoy the development benefits aimed at the western part of Seoul. Saejeol Station on Line 6 is within walking distance, and the Western Line and Goyang·Eunpyeong Line are under development, allowing access to all three lines on foot once opened. Eungam Station on Line 6 is also accessible by foot, and Yeonsinnae Station on Lines 3 and 6, where the GTX-A line will be introduced, is nearby, making access to Gangnam much more convenient.
Additionally, the Seoul Innovation Park site is about 3 km from the complex. Since a converged city combining jobs, residential, commercial, and cultural facilities will be created, the housing prices in the area are expected to fluctuate significantly.
Regarding the specialized design, despite the small unit sizes, the apartments feature two bathrooms and a 3-4 Bay layout. With ample storage space such as a dressing room and built-in closets (free options), comfortable living is possible.
Recently, the resale restriction period has been significantly reduced to one year due to regulatory easing measures. Also, interest-free loans are being supported for the down payment and 5% contract deposit for small-sized housing, which is expected to greatly help young generations and newlyweds who face financial burdens.
