Gyeonggi-do to Provide 'Kkangtong Jeonse' Information Starting from the 1st

View original image[Asia Economy (Suwon) = Reporter Lee Young-gyu] Gyeonggi Province is providing a new service that allows users to easily identify 'Kkangtong Jeonse' listings, where the Jeonse deposit is equal to or higher than the sale price.
Kkangtong Jeonse refers to housing where the Jeonse deposit exceeds the difference between the house price and debt, causing the deposit to be at risk of loss if the property goes to auction. This can occur regardless of the homeowner's intentions due to a decline in real estate prices, requiring continuous attention.
Gyeonggi Province announced that it started the 'Check Kkangtong Jeonse' service on the 'Gyeonggi Real Estate Portal,' a real estate information website, from the 1st of this month.
If users want to check whether a property is a Kkangtong Jeonse, they can access the 'Gyeonggi Real Estate Portal,' select the area on the map or search by address in the 'Check Kkangtong Jeonse' menu. The 'recent transaction information (Jeonse/sale information)' for the searched area will be displayed, allowing users to refer to the ratio of Jeonse price to sale price based on the most recent transaction.
The province has compiled transaction records of Jeonse and sale prices from the past 1 to 2 years. Even for buildings without recent transactions, all transaction information within a 1 km radius is provided to help estimate transaction prices.
Additionally, to prevent damage in advance, the service provides information on tasks to do before and after real estate contracts and types of Kkangtong Jeonse for users who may face difficulties in real estate contracts, such as young adults starting their careers or those vulnerable to real estate information.
The Gyeonggi Real Estate Portal is a site where users can conveniently check real estate information in Gyeonggi Province. Since February 2011, it has provided ▲real estate prices ▲comprehensive real estate information - parcel information, and map services including ▲aerial cadastral maps ▲land use planning maps.
According to a recent user satisfaction survey, 86.6% responded that they were satisfied. This year, the portal offers the latest aerial photographs received from the National Geographic Information Institute and has enhanced web compatibility and accessibility to provide the same service across various internet browsers.

Ko Jung-guk, Director of the Land Information Division of the province, stated, "Tenants who want to sign a Jeonse contract should thoroughly check surrounding transaction information before the contract and prevent damage by establishing Jeonse rights and obtaining a confirmed date to secure priority repayment rights simultaneously with signing the Jeonse contract."
