15-Story Officetel to Be Built Near Jongno5ga Station
[Asia Economy Reporter Kim Hyemin] The aging low-rise residential area in Geoyeo-dong, Songpa-gu, Seoul, will be transformed into a 25-story apartment complex.
On the 26th, Seoul City held the 14th Urban and Architectural Joint Committee meeting and announced on the 27th that it had approved the revised district unit plan for the area around Geoyeo-dong 6, Songpa-gu.
Through this district unit plan designation, a total of 493 apartment units will be built on the site (22,362.6㎡), ranging from three basement floors to 25 floors above ground. Nine of these units will be public housing.
The city arranged the existing children's park within the complex along Ogeum-ro 53-gil and Seongnaecheon-ro 18-gil to improve accessibility from outside the complex. Additionally, a public parking lot with 193 spaces will be constructed to alleviate parking difficulties for local residents.

View original imageSeoul City also approved the revised 'Yulgok-ro District Unit Plan Amendment and Hyoje-dong 21-3 Special Planning Zone Designation, Detailed Development Plan' which includes the construction of an officetel building ranging from five basement floors to 15 floors above ground in the area around 21-3 Hyoje-dong, Jongno-gu.
This location is near Jongno 5-ga Station on Subway Line 1, with nearby landmarks including Jongmyo Shrine, Changgyeonggung Palace, Seoul National University Hospital, and Naksan Park. The district unit plan amendment was promoted based on residents' proposals.
The city changed the maximum development scale and designated the site as a special planning zone, allowing for the construction of the officetel and the inclusion of neighborhood living facilities and two rest areas on the lower floors. A Seoul city official stated, "This decision will secure a semi-residential area near Daehangno that enables close proximity between work and residence, revitalizing the local economy."
Meanwhile, at the same meeting, the Urban and Architectural Committee also approved the revised district unit plan and plan amendment for the Gunja Station area. The main point is to prepare conditions for block-level mixed-use development around Gunja Station, which is a double station area served by Subway Lines 5 and 7. The city expanded the district unit plan area and reorganized the plan to enhance urban functions and revitalize the region around Gunja Station.
With this decision, the area along Cheonho-daero has become large enough to allow for substantial block-level mixed-use development. Furthermore, four special planning zones and three special planning possible zones were designated, enabling future resident proposals to upgrade land use from Type 3 General Residential Area to General Commercial Area.

Additionally, commercial, business, and residential mixed functions will be introduced, along with plans for pocket parks and public pedestrian pathways.
